Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You could come across our trucks, or maybe taking a break at Sugar Bowl after a tiring day, or you might have seen us working on a neighbor’s roof with Camelback Mountain as our backdrop. I’ve dedicated over 30 years to the roofing profession, and I want to emphasize, your roof isn’t just a bunch of shingles or tiles – it serves as the first line of defense for your home, family, and cherished belongings.
Currently, I acknowledge what some of you might be thinking, especially considering you’re handy: “Roofing? How complicated can it actually be?” I would view a YouTube clip and throw some shingles there without help!” And even though the can-do spirit, when it pertains with something as crucial as your roof, going the DIY route or selecting the budget guy with a ladder can lead to some severe, and truly costly troubles eventually. Hence, it’s why I want to share right now about why calling a qualified roofing provider, including Exact Roofing & Construction, is beyond a sound option, it’s vital.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: The beautiful Arizona sun beats down on our roofs with intense ultraviolet (UV) radiation consistently. Think about what occurs to a piece of plastic out in the sun – it ends up brittle and cracks. The equal thing occurs to roofing materials as time goes by. The UV rays break down the chemical bonds in asphalt shingles, causing them to discard their protective granules, be brittle, and ultimately crack. Clay and concrete tiles sustain UV better, but the underlayment beneath them is still susceptible. We professionals understand which materials have the best UV inhibitors and are engineered to tolerate our specific climate.
Extreme Heat & Thermal Shock: During summer, your roof surface can easily reach between 150°F and 180°F! When a sudden monsoon storm rolls in (you know the ones, they can the temperature may drop drastically We climb up and conduct a comprehensive examination. We investigate for noticeable signs such as removed or defective roofing materials, along with less obvious clues: loss of granules in gutters in terms of asphalt shingles, fractured or worn sealant around vents and smoke stacks, loose nails, and unsteady spots in the substructure.
Tear-Off or Roof Demolition: For re-roofing purposes, we typically remove the old roofing material all the way to the deck. Isn’t it easier to roof over the existing layers? Even if it is occasionally permissible by regulations, generally, only one layover is permissible. Yet, it contributes extra load, can cover up existing problems with the deck, and typically voids the warranty coverage by manufacturers. A clean slate is often the optimal choice.
Deck Inspection & Deck Repair: After the old roof is taken off, we inspect the wooden roof deck often formed from plywood or OSB. Any water-damaged, soft, or rotted areas must be replaced. Installing a new roof on a bad deck is similar to constructing a home on a wobbly basis – it’s set up for failure.
Underlayment Installation or Tile Refelt: This is a crucial layer of defense. In the past, it’s commonly called tar paper, but modern man-made underlayments are clearly enhanced, especially in these high temperatures. They are more resistant to tears, better waterproofed, and offer improved UV resistance during the mounting phase.
Flashing Installation: This is the place many amateur roofing attempts as well as novice roof installation professionals run into problems. Flashing components is sometimes a specialized occasionally membrane strips applied in relation to any roof access – chimney stacks, vent pipes, skylight windows, dormer constructions, and in roof valleys.
Asphalt Shingles: These shingles are configured in shingled courses, beginning from the lower edge and moving upwards. The attachment technique is crucial – a specific number of nails, positioned correctly (not too high, not beneath the desired level, not over-secured, not insufficiently secured). Overdriven nails damage the shingle mat; Nails driven too shallow can protrude.
Tile (Clay/Concrete): Roof tiles are bulkier and demand a robust substrate and often support brackets for attachment. They are also laid in shingle courses. The underlayment under tile work is even more vital because tiles themselves often aren’t entirely water-resistant – they displace the bulk of the moisture, but some may get through.
Cleanup: A skilled expert finishes the site in at least as pristine a condition as when they arrived. This requires using magnetic tools to collect nails, hauling away excess debris, and preserving the yard.

While I strongly recommend the services of a professional roofing contractor for most situations, there are a few short-term roof repair fixes you could try doing if you’re willing and it’s safe to do so. SAFETY IS PARAMOUNT! Steer clear of a steep, wet, or high roof if you’re not experienced. if you don’t possess proper safety gear. If you’re uncertain, please call us. It’s important.
Problem: Blocked gutters brimming with leaves can bring about water accumulation, that might seep behind the eave area or behind the board framing.
DIY Fix (if safe to access): Using a firm ladder, thoroughly remove debris from the drainage system. Clear with water from a hose to guarantee they’re functional. This is more maintenance than restoration, but critical.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Clear the area surrounding the hole. Use a ample coating of roof sealant directly onto the hole and take a putty knife to evenly layer it, refining the edges.
For a missing tab (if you have a spare shingle): Lightly remove the tile on top of the damaged area spot. Use a few applications of roofing cement along the replacement shingle. Slide it into positioning, ensuring it coordinates with the adjacent shingles. If you can gently nail it without impacting the surrounding shingles using roofing nails along the higher shingle that is on top, do so. Then, place dab of sealant onto the nail heads.
Problem: The weatherproofing at the base of the vent pipe shows signs of cracking and come loose.
Temporary DIY Fix: Ensure the area is cleaned thoroughly. Apply a newly-mixed bead of high-quality exterior sealant or roofing adhesive particular designed for flashing applications around the section of the flue where it meets the collar around the flashing, and where the attached collar adjoins the shingle layer.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).

• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
