Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may find our trucks close by, or maybe taking a break at Sugar Bowl after a tiring day, or perhaps you have spotted us handling a neighbor’s roofing project with Camelback Mountain as our scenery. I’ve been in the roofing game for over 30 years, and let me tell you, your roofing system is more than just shingles or tiles – it serves as the first line of defense for your home, family, and cherished belongings.
At this point, I acknowledge what some of you could be thinking, especially if you’re good with tools: “Roofing? How difficult could it be? I can follow a YouTube video and throw some shingles on myself!” However even though the DIY attitude, when it comes with something as essential as your roof, venturing into DIY or employing the bargain worker with a ladder can result in some major, and genuinely financially burdensome headaches in time. For this reason, it’s why I want to speak to you in this post about why hiring a qualified roofing contractor, including Exact Roofing & Construction, is more than a smart decision, it’s vital.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That gorgeous Arizona sun beats down on our roofs with harsh ultraviolet (UV) radiation every day. Think about what transpires to a piece of plastic exposed to the sun – it becomes brittle and splits. The equal thing transpires to roofing materials eventually. The UV rays weaken the chemical bonds in asphalt shingles, causing them to shed their protective granules, be brittle, and in the end crack. Clay and concrete tiles resist UV better, but the underlayment beneath them is still vulnerable. We professionals are aware of which materials have the most effective UV inhibitors and are formulated to endure our specific climate.
Extreme Heat & Thermal Shock: During summer, your roof surface can hit up to 180°F! Then a sudden monsoon storm hits (you know the ones, they often transform a clear day into chaos We get up there and carry out a thorough examination. We identify noticeable signs for example removed or worn roof tiles, as well as subtle clues: granule deterioration in gutters on asphalt roofs, fractured or deteriorating sealant around vents and smoke stacks, elevated nails, and weakened spots in the decking.
Tear-Off or Roof Demolition: For roof replacement, we typically remove the old roofing material until we reach the deck. Why not do a roof layover instead? Even if it is occasionally permissible by regulations, often it’s restricted to a single layer. However, it adds extra weight, can obfuscate pre-existing deck issues, often nullifies the warranty coverage by manufacturers. A complete strip is often the ideal solution.
Deck Inspection & Deck Repair: Once the old roof has been removed, we examine the wooden roof deck commonly built from plywood or OSB. Any water-damaged, soft, or rotted spots must be replaced. Fitting a new roof over a deteriorated deck is akin to erecting a house on an unstable foundation – it’s doomed to fail.
Underlayment Installation or Tile Refelt: This functions as a vital layer of protection. Historically, it’s commonly called tar paper, but modern artificial underlayments are significantly better, especially in our high temperatures. They are less prone to tearing, more waterproof, and deliver superior UV shielding during the application.
Flashing Installation: This is a common scenario where many do-it-yourself jobs and less skilled roofers run into problems. Roof flashing is metal sometimes specialized membrane pieces applied around the area of any roof access – stack vents, ventilation pipes, skylights, dormer constructions, and within the valleys of roofs.
Asphalt Shingles: These roofing materials are configured in layered levels, starting from the bottom edge and advancing upward. The securement method is crucial – a determined number of nails, positioned appropriately (not overly elevated, not too close to the base, not over-secured, not too lightly driven). Nails that are overdriven shatter the layer of shingles; underdriven nails can come loose.
Tile (Clay/Concrete): Tiles are heavier and demand a strong framework and often strips of wood for secure connection. They are also installed in overlapping courses. The layer underneath beneath tiles is even more essential because tiles themselves are generally not completely waterproof – they shed the bulk of the rain, but some can get through.
Cleanup: A true professional leaves the area as tidy as they found it. This requires running magnetic sweepers for sharp objects, hauling away all debris, and preserving the yard.

Problem: Blocked gutters overflowing with organic matter can cause water accumulation, that can penetrate under the eave area or within the fascia structure.
DIY Fix (if safe to access): Using a safe ladder, meticulously remove debris from the gutters. Clean by running a hose to check they’re free of debris. This is more routine care than repair, but crucial.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Prepare the area near the hole. Put a ample coating of sealant upon the hole and take a putty knife to spread it, smoothing the edges.
For a missing tab (if you have a spare shingle): Lightly lift the roof shingle on top of the damaged spot. Add a few splotches of roofing cement below the additional shingle. Insert it into alignment, checking it aligns with the others. If you can cautiously nail it without affecting the surrounding shingles apply beneath the adjacent shingle that is over it, do so. Then, add a dab of sealant upon the nail heads.
Problem: The adhesive next to the air vent has cracked plus separated.
Temporary DIY Fix: Clean the area meticulously. Spread a new bead of superior-quality exterior-grade caulk or roof sealant concretely designed for flashing around the bottom part of the exhaust pipe where it connects with the flashing component, and where the collar connects with the shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
