Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You might notice our fleet in the area, possibly enjoying a snack at Sugar Bowl following a busy day, or maybe you’ve noticed us repairing a neighbor’s roof with Camelback Mountain in the background. Having spent 30-plus years in the roofing business, and trust me, your roof is not merely a collection of shingles or tiles – it serves as the first line of defense for your home, family, and cherished belongings.
At this point, I recognize what some of you possibly be thinking, particularly you’re good with tools: “Roofing? How difficult could it be? I’m able to follow a YouTube lesson and slap some shingles on myself!” However I appreciate the self-sufficiency, when it comes with something as crucial as your roof, doing it yourself or contracting the bargain person with a ladder can result in some significant, and very costly problems in time. This is why I want to talk to you now about why contacting a qualified roofing company, such as Exact Roofing & Construction, is more than a good idea, it’s vital.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That gorgeous Arizona sun beats down on our roofs with intense ultraviolet (UV) radiation every day. Think about what occurs to a piece of plastic left out in the sun – it becomes damaged and cracks. The equal thing takes place to roofing materials with time. The UV rays break down the chemical bonds in asphalt shingles, causing them to detach from their protective granules, get brittle, and ultimately crack. Clay and concrete tiles hold up against UV superiorly, but the underlayment beneath them is still susceptible. We professionals recognize which materials have the optimal UV inhibitors and are designed to endure our unique climate.
Extreme Heat & Thermal Shock: In the summertime, your roof surface is capable of hitting temperatures between 150 and 180 degrees Fahrenheit! When a sudden monsoon storm rolls in (you know the ones, they can transform a clear day into chaos We climb up and execute a detailed examination. We investigate for noticeable signs for example absent or worn roofing materials, along with discreet clues: granule deterioration in gutters on asphalt roofs, cracked or worn sealant around air vents and smoke stacks, loose nails, and weakened spots in the substructure.
Tear-Off or Roof Demolition: For a new roof installation, the common approach is to take off the old roofing material down to the deck. Isn’t it easier to roof over the existing layers? Even if it is occasionally permissible by regulations, it’s usually limited to one layover. This method increases the weight, can cover up existing problems with the deck, frequently negates the warranties from manufacturers. A complete strip is often the preferred option.
Deck Inspection & Deck Repair: After the previous roof is pulled down, we check the wooden roof deck typically made of plywood or OSB. Any parts that show water-damaged, soft, or rotted areas must get replaced. Constructing a new roof on a weak deck is akin to erecting a house on an unstable foundation – it’s bound to fail.
Underlayment Installation or Tile Refelt: This serves as a vital layer of protection. Historically, it’s known as “tar paper”, but modern newer underlayments are much better, especially in our heat. They are less prone to tearing, better waterproofed, and provide enhanced UV protection during the installation process.
Flashing Installation: This is a point in which many DIY projects and untrained builders make mistakes. Flashing components is a metal in some cases weatherproof barrier components used around any roof penetration – flues, ventilation pipes, light wells, dormer windows, and in the valleys of the roof.
Asphalt Shingles: These components are placed in overlapping courses, starting from the eaves and advancing upward. The fixing approach is essential – a precise number of nails, installed appropriately (not overly elevated, not on the lower end, not pushed too far in, not poorly secured). Excessively driven nails weaken the layer of shingles; Nails not driven deep enough can rise.
Tile (Clay/Concrete): Shingle tiles are heavier and need a robust substrate and often strips of wood for installation. They are also arranged in overlapping rows. The substrate beneath below the tile finish is even more vital because tiles themselves often aren’t entirely water-resistant – they divert the bulk of the precipitation, but some get get through.
Cleanup: A skilled expert leaves the site as tidy as it was. This means using specialized equipment to clear out nails, removing all debris, and maintaining the garden.

Problem: Filled gutters spilling over with debris can cause water backup, which may seep behind the eave area or inside fascia boards.
DIY Fix (if safe to access): Using a solid ladder, thoroughly clear out the gutters. Wash with water from a hose to verify they’re unclogged. This is more upkeep than repair, but essential.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Remove debris from the area near the hole. Apply a substantial layer of roof sealant across the hole and use a putty knife to spread it, refining the edges.
For a missing tab (if you have a spare shingle): Lightly lift the panel overlying the affected spot. Add a few dabs of roofing cement in the area of the new shingle. Slide it into place, confirming it aligns with the adjacent shingles. If you can precisely nail it without impacting the surrounding shingles utilize beneath the overlapping shingle that is covering it, do so. Then, apply dab of sealant onto the nail heads.
Problem: The adhesive around the vent pipe shows signs of cracking alternatively moved away.
Temporary DIY Fix: Ensure the area is cleaned thoroughly. Put down a fresh bead of top-grade exterior-grade caulk or roofing sealant concretely designed for flashing systems around the foundation of the flue where it connects with the flashing ring, and where the attached collar connects with the roof shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
