Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You might notice our fleet in the area, or perhaps having a meal at Sugar Bowl after an exhausting day, or you might have seen us working on a neighbor’s roof with Camelback Mountain as our backdrop. With more than 30 years of experience in roofing, and let me tell you, your roof represents more than just shingles and tiles – it serves as the first line of defense for your home, family, and cherished belongings.
In this moment, I realize what some of you possibly be thinking, especially considering you’re skilled: “Roofing? How challenging is it? I could watch a YouTube guide and toss some shingles up myself!” While I appreciate the initiative, when it pertains with something as vital as your roof, taking the DIY approach or hiring the cheapest guy with a ladder can lead to some real, and seriously high-priced troubles eventually. That’s why I want to share now about why seeking the services of a experienced roofing specialist, like Exact Roofing & Construction, is not just a wise choice, it’s critical.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: The beautiful Arizona sun pours down on our roofs with intense ultraviolet (UV) radiation daily. Consider what happens to a piece of plastic out in the sun – it gets weakened and breaks apart. The same thing takes place to roofing materials with time. The UV rays degrade the chemical bonds in asphalt shingles, causing them to shed their protective granules, be brittle, and eventually crack. Clay and concrete tiles resist UV better, but the underlayment beneath them is still at risk. We professionals recognize which materials have the highest UV inhibitors and are engineered to brave our specific climate.
Extreme Heat & Thermal Shock: In the summertime, your roof surface is capable of hitting between 150°F and 180°F! Then a sudden monsoon storm approaches (you know the ones, they can turn a sunny afternoon dark in minutes We get up there and conduct a detailed examination. We examine for evident signs like removed or defective roofing materials, in addition to discreet clues: granular loss in gutters on asphalt roofs, cracked or failing sealant around ventilators and flues, elevated nails, and soft spots in the decking.
Tear-Off or Roof Demolition: When installing a new roof, we typically remove the old roofing material cleaning it off to the deck. Isn’t it easier to roof over the existing layers? Even if it is occasionally permissible by regulations, it’s usually limited to one layover. Though this practice adds weight, may conceal underlying issues with the deck, often nullifies the warranty coverage by manufacturers. A complete strip is generally the preferred option.
Deck Inspection & Deck Repair: After the previous roof is pulled down, we look over the wooden roof deck typically made of plywood or OSB. Any water-damaged, soft, or rotted areas must get replaced. Fitting a new roof over a deteriorated deck is similar to erecting a house on an unstable foundation – it’s set up for failure.
Underlayment Installation or Tile Refelt: This represents a significant layer of defense. Previously, it’s asphalt-saturated felt, but modern artificial underlayments are far superior, especially in our heat. They are superior in tear resistance, more waterproof, and offer better UV protection during the installation process.
Flashing Installation: This is a common scenario where many DIY projects alongside untrained roofers fail. The flashing is sometimes a specialized sometimes membrane sections fitted at any roof penetration – vent pipes, ventilation pipes, light wells, roof extensions, and in the valleys of the roof.
Asphalt Shingles: These elements are placed in interlocking levels, launching from the eaves and moving upwards. The nailing pattern is critical – a specific number of nails, arranged properly (not excessively high, nor too low, not overdriven, not driven too shallow). Overdriven nails weaken the shingle base; Nails not driven deep enough can lift.
Tile (Clay/Concrete): Slate tiles are denser and call for a strong roofing deck and often wooden battens for installation. They are also fitted in shingle courses. The layer underneath under the roofing tiles is even more vital because tiles themselves are generally not entirely water-resistant – they shed the bulk of the water, but some can penetrate.
Cleanup: A skilled expert finishes the site as tidy as they found it. This means running magnetic devices to pick up sharp objects, removing the remaining waste, and safeguarding the landscaping.

I encourage seeking a qualified roofing contractor for most situations, there are some temporary maintenance tasks you could manage if you’re willing as long as it’s safe. SAFETY SHOULD COME FIRST! Refrain from going on a steep or unsafe roof unless you have experience. if you don’t possess proper safety gear. If you have doubts, call us. We’re serious.
Problem: Filled gutters flooding with foliage can bring about water accumulation, potentially penetrate behind the eave area or behind fascia boards.
DIY Fix (if safe to access): Using a safe ladder, gently unclog the eaves. Flush with a hose to verify they’re unclogged. This is more preventative maintenance than restoration, but critical.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Clear the area in the vicinity of the hole. Distribute a healthy coating of sealant directly onto the hole and take a putty knife to distribute it, refining the edges.
For a missing tab (if you have a spare shingle): Delicately displace the tile overlying the defective spot. Spread a few applications of roofing cement beneath the new shingle. Slide it into positioning, verifying it matches with the complementary shingles. If you can gently nail it without damaging the surrounding shingles utilize along the higher shingle that is covering it, do so. Then, apply dab of sealant on the nail heads.
Problem: The sealant material around the vent pipe shows signs of cracking and pulled away.
Temporary DIY Fix: Perform a thorough cleaning of the area. Spread a recently applied bead of top-grade exterior sealant or roofing sealant specifically designed for flashing applications around the base of the flue where it intersects the collar, and where the attached collar joins the shingle installation.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
