Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You might notice our fleet in the area, or perhaps having a meal at Sugar Bowl after an exhausting day, or perhaps you have observed us working on roofing for a neighbor with the stunning Camelback Mountain behind us. I’ve been in the roofing game for over 30 years, and I can assure you, your roof is not merely a collection of shingles or tiles – it is the critical shield that protects your house, your family, and your beloved items.
In this moment, I know what some of you might be thinking, especially you’re crafty: “Roofing? How tough can it really be? I’m able to watch a YouTube guide and toss some shingles on myself!” While although the can-do spirit, when it deals with something as crucial as your roof, venturing into DIY or hiring the most affordable individual with a ladder can result in some severe, and very expensive complications eventually. This is why I want to address you at this moment about why seeking the services of a professional roofing provider, such as Exact Roofing & Construction, is not just a sound option, it’s essential.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: The radiant Arizona sun beats down on our roofs with strong ultraviolet (UV) radiation consistently. Consider what transpires to a piece of plastic out in the sun – it ends up damaged and splits. The similar thing transpires to roofing materials with time. The UV rays deteriorate the chemical bonds in asphalt shingles, causing them to lose their protective granules, turn brittle, and eventually crack. Clay and concrete tiles resist UV more robustly, but the underlayment beneath them is still exposed. We professionals know which materials have the most effective UV inhibitors and are crafted to brave our local climate.
Extreme Heat & Thermal Shock: During summer, your roof surface can easily reach between 150°F and 180°F! When a sudden monsoon storm approaches (you know the ones, they can turn a sunny afternoon dark in minutes We climb up and execute a detailed examination. We search for noticeable signs for example lost or damaged tiles, but also discreet clues: granule loss in gutters on asphalt roofs, broken or failing sealant around air vents and flues, protruding nails, and soft spots in the decking.
Tear-Off or Roof Demolition: When installing a new roof, the common approach is to take off the old roofing material until we reach the deck. What’s wrong with a layover instead? Although this can sometimes be permitted by code, generally, only one layover is permissible. Though this practice adds weight, can cover up existing problems with the deck, and often voids the warranty coverage by manufacturers. Starting fresh is almost always the best approach.
Deck Inspection & Deck Repair: After the old roof is taken off, we assess the wooden roof deck usually constructed with plywood or OSB. Any areas that are water-damaged, soft, or rotted parts have to be replaced. Installing a new roof on a bad deck is similar to erecting a house on an unstable foundation – it’s set up for failure.
Underlayment Installation or Tile Refelt: This acts as a significant layer of safeguarding. Conventionally, it’s typically asphalt-saturated felt, but modern synthetic materials are far superior, especially in the warm climate. They are more resistant to tears, superior in waterproofing, and provide enhanced UV protection during installation.
Flashing Installation: This is a point in which many do-it-yourself jobs and untrained roofing contractors make mistakes. Flashing components is a metal and specialized membrane elements installed near any roof access – stack vents, ventilation pipes, light wells, dormer constructions, and among roof valleys.
Asphalt Shingles: These roofing materials are mounted in layered courses, commencing from the foundation and ascending. The securement method is vital – a specific number of nails, installed properly (neither too high, not beneath the desired level, not driven too deep, not underdriven). Excessively driven nails break the shingle base; underdriven nails can come loose.
Tile (Clay/Concrete): Tiles are weightier and demand a robust deck and often wooden battens for secure connection. They are also placed in layered sections. The layer underneath below the tile finish is even more important because tiles themselves often aren’t totally impervious to water – they redirect the bulk of the precipitation, but some get pass through.
Cleanup: A true professional finishes your space as clean as when they arrived. This means employing magnetic devices to remove hazardous materials, clearing out any leftover materials, and caring for your landscaping.

While I strongly recommend the services of a professional roofing contractor for nearly all roofing needs, there are a few slight maintenance tasks you could manage if you have the skill as long as it’s safe. SAFETY FIRST! Never get on a steep, wet, or high roof if you lack experience. and lack the necessary safety equipment. If you have doubts, contact us. No joke.
Problem: Obstructed gutters flooding with organic matter can bring about water retention, that can flow beneath the edge of the roof or on the backside of the board framing.
DIY Fix (if safe to access): Using a firm ladder, thoroughly unclog the rain gutters. Wash using a hose to guarantee they’re functional. This is more routine care than correction, but critical.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Clean the area near the hole. Use a healthy glob of roofing sealant directly onto the hole and take a putty knife to evenly layer it, refining the edges.
For a missing tab (if you have a spare shingle): Lightly lift the panel that is over the damaged spot. Use a few dabs of roofing cement beneath the substitute shingle. Slide it into its correct spot, ensuring it fits with the complementary shingles. If you can skillfully nail it without harm the surrounding shingles employ in the area of the higher shingle above it, do so. Then, put dab of sealant above the nail heads.
Problem: The weatherproofing at the base of the exhaust pipe has cracked and come loose.
Temporary DIY Fix: Ensure the area is cleaned thoroughly. Install a new bead of high-quality exterior-grade caulk or roofing adhesive specifically designed for flashing applications around the section of the exhaust pipe where it meets the collar, and where the flashing collar joins the roof shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
