Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may see our vehicles nearby, maybe stopping for a meal at Sugar Bowl after a hard day’s work, or maybe you’ve noticed us repairing a neighbor’s roof with Camelback Mountain in the background. I have over 30 years of experience in the roofing industry, and trust me, your roof isn’t just a bunch of shingles or tiles – it functions as the main protection for your residence, your loved ones, and your treasured possessions.
Right now, I recognize what some of you might be thinking, notably if you’re handy: “Roofing? How complicated can it actually be?” I can certainly look at a YouTube clip and slap some shingles up on my own!” However I appreciate the DIY attitude, when it involves with something as essential as your roof, doing it yourself or selecting the lowest-priced person with a ladder can lead to some severe, and extremely expensive problems down the road. Thus, that’s why I want to share in this post about why calling a qualified roofing specialist, like us here at Exact Roofing & Construction, is beyond a sound option, it’s imperative.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That stunning Arizona sun beats down on our roofs with strong ultraviolet (UV) radiation consistently. Consider what happens to a piece of plastic sitting in the sun – it becomes brittle and splits. The same thing takes place to roofing materials eventually. The UV rays deteriorate the chemical bonds in asphalt shingles, causing them to shed their protective granules, get brittle, and ultimately crack. Clay and concrete tiles hold up against UV superiorly, but the underlayment beneath them is still vulnerable. We professionals are aware of which materials have the most effective UV inhibitors and are crafted to withstand our specific climate.
Extreme Heat & Thermal Shock:In the summertime, your roof surface might soar to up to 180°F! Then a sudden monsoon storm hits (you know the ones, they can can change a bright afternoon into a stormy one in no time!), it can cool down significantly. This rapid expansion (heat) and contraction (cool) is called thermal fluctuation. It puts significant strain on roofing materials, fasteners, and sealants, causing the development of cracks, loosening, and leaks. We have expertise in the proper installation of materials to allow for this thermal movement, using proper fasteners and flexible sealants.
Monsoon Season Madness:Ah, welcome to monsoon period! Typically from June until September, we face those impressive yet often detrimental storms that can cause damage.

The Initial Inspection:We don’t just simply observe at your roof. We go beyond a mere glance at your roof. We get up there and carry out a thoroughgoing examination. We look for clear signs for example removed or broken roofing materials, along with subtle clues: granule deterioration in gutters on asphalt roofs, cracked or worn sealant around vents and flues, popped nails, and weakened spots in the roof decking.
Tear-Off or Roof Demolition: When installing a new roof, we typically remove the old roofing material until we reach the deck. Why not do a roof layover instead? Though codes may allow for it, often it’s restricted to a single layer. This method increases the weight, can obfuscate pre-existing deck issues, frequently negates the warranties from manufacturers. A complete strip is almost always the best approach.
Deck Inspection & Deck Repair: Once the existing roof is cleared, we examine the wooden roof deck often formed from plywood or OSB. Any areas that are water-damaged, soft, or rotted areas need to be replaced. Installing a new roof on a bad deck is similar to constructing a home on a wobbly basis – it’s set up for failure.
Underlayment Installation or Tile Refelt: This serves as a significant layer of barrier. Previously, it’s often referred to as tar paper, but modern man-made underlayments are significantly better, especially in the current high temperatures. They are less prone to tearing, more water-resistant, and deliver superior UV shielding during the installation process.
Flashing Installation: This is where many home improvement tasks alongside less skilled builders make mistakes. Flashing is metal sometimes waterproof layer components placed around the area of any roof opening – flues, vent stacks, skylights, roof features, and among roof valleys.
Asphalt Shingles: These components are placed in layered courses, starting from the eaves and progressing upward. The fastening technique is crucial – a determined number of nails, placed in the right manner (neither too high, not too close to the base, not overdriven, not underdriven). Nails that are overdriven damage the roofing material; Nails not driven deep enough can rise.
Tile (Clay/Concrete): Tiles are bulkier and need a solid framework and often wooden battens for fastening. They are also fitted in layered sections. The base layer under the tiles is even more essential because tiles themselves may not be entirely water-resistant – they redirect the bulk of the liquid, but some might pass through.
Cleanup: An experienced service provider completes your property at least as spotless as when they arrived. This entails deploying magnetic devices to pick up ferrous objects, disposing of the remaining waste, and caring for the garden.

We intend to make the procedure as effortless as possible and make sure you obtain the appropriate compensation under your policy to restore your roof to its pre-storm condition, or possibly improve it.
I firmly advocate enlisting a skilled roofing contractor for the majority of repairs, there may be a couple of very minor repair solutions you could manage if you’re comfortable and it is appropriate. PRIORITIZE YOUR SAFETY! Steer clear of a high, wet, or sloped roof unless you have experience. without the appropriate safety gear. If you’re unsure, reach out to us. Seriously.
Problem: Blocked gutters spilling over with debris can bring about water retention, possibly leak under the edge of the roof or on the backside of the fascia structure.
DIY Fix (if safe to access): Using a steady ladder, thoroughly remove debris from the rain gutters. Rinse with a hose to confirm they’re in good condition. This is more preventative maintenance than correction, but necessary.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Clean the area in the vicinity of the hole. Use a ample coating of roofing cement directly onto the hole and leverage a putty knife to evenly layer it, softening the edges.
For a missing tab (if you have a spare shingle): Lightly remove the roof tile on top of the broken spot. Put a few splotches of roofing cement along the new shingle. Insert it into alignment, checking it matches with the others. If you can carefully nail it without damaging the surrounding shingles with roofing nails beneath the adjacent shingle above it, do so. Then, add a dab of sealant over the nail heads.
Problem: The sealant around a vent pipe has cracked alternatively come loose.
Temporary DIY Fix: Clean the area meticulously. Install a fresh bead of premium exterior-grade caulk or weatherproof sealant specially designed for flashing systems around the base of the flue where it joins the flashing collar, and where the flashing collar connects with the roof shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
