Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You might notice our fleet in the area, maybe stopping for a meal at Sugar Bowl after a hard day’s work, or you may have caught us in action on a neighbor’s roof with Camelback Mountain framed behind. Having spent 30-plus years in the roofing business, and trust me, your roof is not merely a collection of shingles or tiles – it serves as the first line of defense for your home, family, and cherished belongings.
Now, I understand what some of you could be thinking, especially considering you’re crafty: “Roofing? How tough can it really be? I could watch a YouTube guide and install some shingles there by myself!” Yet I appreciate the DIY attitude, when it pertains with something as essential as your roof, going the DIY route or contracting the lowest-priced individual with a ladder can result in some major, and extremely costly complications eventually. This is why I want to speak to you now about why contacting a qualified roofing contractor, like us here at Exact Roofing & Construction, is more than a beneficial plan, it’s essential.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That stunning Arizona sun shines down on our roofs with severe ultraviolet (UV) radiation daily. Consider what happens to a piece of plastic sitting in the sun – it turns weakened and breaks. The same thing transpires to roofing materials over time. The UV rays deteriorate the chemical bonds in asphalt shingles, causing them to lose their protective granules, turn brittle, and ultimately crack. Clay and concrete tiles withstand UV superiorly, but the underlayment beneath them is still at risk. We professionals understand which materials have the optimal UV inhibitors and are formulated to brave our unique climate.
Extreme Heat & Thermal Shock: In the summertime, your roof surface can easily reach 150-180°F! Then a sudden monsoon storm hits (you know the ones, they often transform a clear day into chaos We get up there and execute a thoroughgoing examination. We search for clear signs including missing or worn shingles, in addition to less obvious clues: granule loss in gutters (for asphalt shingles), cracked or degrading sealant around ventilators and chimneys, popped nails, and weakened spots in the underlayment.
Tear-Off or Roof Demolition: For a new roof installation, the common approach is to take off the old roofing material cleaning it off to the deck. Why not just put new roofing over the old material While some codes might permit this, often it’s restricted to a single layer. However, it adds extra weight, might hide existing deck damage, and typically voids the warranty coverage by manufacturers. A complete strip is almost always the preferred option.
Deck Inspection & Deck Repair: After the old roof is taken off, we inspect the wooden roof deck often formed from plywood or OSB. Any damaged water-damaged, soft, or rotted spots need to be replaced. Constructing a new roof on a weak deck is like erecting a house on an unstable foundation – it’s guaranteed to collapse.
Underlayment Installation or Tile Refelt: This acts as a key layer of protection. Traditionally, it’s known as “tar paper”, but modern man-made underlayments are significantly better, especially in the current hot conditions. They are less prone to tearing, better waterproofed, and offer improved UV resistance during the installation process.
Flashing Installation: This is where many amateur roofing attempts together with untrained roofers run into problems. The flashing is sometimes a specialized or weatherproof barrier components applied in relation to any roof penetration – flues, vent stacks, roof lights, dormer constructions, and within the valleys of roofs.
Asphalt Shingles: These shingles are installed in stacked rows, beginning from the foundation and working up. The nailing technique is important – a precise number of nails, positioned appropriately (neither too high, not too close to the base, not pushed too far in, not driven too shallow). Nails punched in too deep shatter the shingle layer; Nails driven too shallow can protrude.
Tile (Clay/Concrete): Roof tiles are more substantial and necessitate a solid platform and often strips of wood for attachment. They are also installed in overlapping patterns. The base layer beneath tiles is even more essential because tiles themselves are not totally impervious to water – they shed the bulk of the precipitation, but some can penetrate.
Cleanup: A skilled expert leaves the area at least as spotless as it was. This means employing specialized equipment for nails, disposing of all debris, and safeguarding the garden.

Did your area just experience a monsoon storm and leave your roof looking like it went a few rounds with? Managing insurance companies can be confusing. That’s where we can help. At Exact Roofing & Construction, we’re dedicated to managing insurance claims. Here’s how we help:
Damage Assessment: Our team will execute a comprehensive assessment mainly seeking weather-related damage (impacts from hail, shingles affected by wind, and more). We will catalog it completely by taking pictures and thorough documentation. The documentation is considered validation necessary for your insurance claim.
Meeting the Adjuster: We’re able to collaborate with your insurance adjuster in-person when they visit. We communicate effectively with them, can highlight any overlooked damages, and confirm that the scope of repairs is in line with what requires repair or replacement in compliance with local construction codes.
Navigating the Paperwork: Our experts are familiar with the claims process and can certainly help you grasp the settlement amount and the necessary steps.
Quality Roof Repair or Roof Replacement: After your claim is validated, we will execute the task to the best possible standards, often selecting materials that are enhanced for impact resistance and wind resistance compared to what was there before, which could sometimes allow for discounts on your future premium costs.
Our objective is to make the process as seamless as possible while ensuring you get the appropriate compensation under your policy to return your roof to its original state before the storm, or possibly improve it.
I firmly advocate the services of a professional roofing contractor for most situations, there may be a couple of very minor maintenance tasks you might consider handling if you feel at ease and it’s safe. SAFETY SHOULD COME FIRST! Avoid climbing onto a steep, slippery, or elevated roof if you’re inexperienced. without suitable safety equipment. If you don’t feel confident, please call us. We mean it.
Problem: Obstructed gutters overflowing with organic matter can create backups of water, possibly trickle under the roof overhang or on the backside of the fascia structure.
DIY Fix (if safe to access): Using a firm ladder, gently unclog the roof gutters. Clean with water from a hose to check they’re in good condition. This is more maintenance than remediation, but essential.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Clean the area near the hole. Put a considerable dab of sealant directly onto the hole and take a putty knife to distribute it, blending the edges.
For a missing tab (if you have a spare shingle): Delicately displace the shingle overlying the damaged spot. Spread a few dabs of roofing cement in the area of the substitute shingle. Place it into its correct spot, checking it matches with the existing shingles. If you can precisely nail it without harm the surrounding shingles with roofing nails below the adjacent shingle above it, do so. Then, add a dab of sealant over the nail heads.
Problem: The weatherproofing next to the vent pipe has developed cracks and pulled away.
Temporary DIY Fix: Clean the area thoroughly. Put down a fresh bead of high-quality exterior-grade caulk or weatherproof sealant exclusively designed for flashing applications around the foundation of the ventilation pipe where it intersects the flashing ring, and where the flashing collar adjoins the roofing shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
