Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may see our vehicles nearby, or perhaps having a meal at Sugar Bowl after an exhausting day, or perhaps you have spotted us handling a neighbor’s roofing project with Camelback Mountain as our scenery. I have over 30 years of experience in the roofing industry, and believe me, your roof is not just an assortment of shingles or tiles – it functions as the main protection for your residence, your loved ones, and your treasured possessions.
At this point, I understand what some of you are likely to be thinking, especially considering you’re skilled: “Roofing? How tough can it really be? I can certainly view a YouTube tutorial and install some shingles over without help!” And although the can-do spirit, when it comes with something as critical as your roof, doing it yourself or employing the most affordable person with a ladder can lead to some severe, and seriously expensive problems later on. Thus, that’s why I want to share in this post about why calling a expert roofing company, for example Exact Roofing & Construction, is not only a good idea, it’s imperative.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That gorgeous Arizona sun beats down on our roofs with harsh ultraviolet (UV) radiation every day. Consider what happens to a piece of plastic sitting in the sun – it gets fragile and cracks. The similar thing transpires to roofing materials over time. The UV rays weaken the chemical bonds in asphalt shingles, causing them to discard their protective granules, be brittle, and in the end crack. Clay and concrete tiles hold up against UV more robustly, but the underlayment beneath them is still susceptible. We professionals are aware of which materials have the optimal UV inhibitors and are formulated to withstand our specific climate.
Extreme Heat & Thermal Shock: During summer, your roof surface is capable of hitting 150-180°F! When a sudden monsoon storm hits (you know the ones, they can transform a clear day into chaos We take to the roof and perform a thorough examination. We identify obvious signs for example absent or damaged roofing materials, as well as subtle clues: loss of granules in gutters regarding asphalt shingles, cracked or failing sealant around vents and smoke stacks, popped nails, and soft spots in the roof decking.
Tear-Off or Roof Demolition: For a new roof installation, we usually strip away the old roofing material cleaning it off to the deck. So, why not just lay new shingles over the existing roof? Even if it is occasionally permissible by regulations, usually only one additional layer is allowed. However, it adds extra weight, might hide existing deck damage, and typically voids the guarantees offered by manufacturers. Starting fresh is often the most advisable course.
Deck Inspection & Deck Repair: When the old roof is dismantled, we look over the wooden roof deck usually constructed with plywood or OSB. Any water-damaged, soft, or rotted areas should be replaced. Applying a new roof on a compromised deck is akin to putting up a residence on a weak ground – it’s destined to fail.
Underlayment Installation or Tile Refelt: This functions as a vital layer of safeguarding. In the past, it’s typically asphalt-saturated felt, but modern artificial underlayments are clearly enhanced, especially in the high temperatures. They are more resistant to tears, better waterproofed, and offer improved UV resistance during setup.
Flashing Installation: This is the place many self-installations together with untrained roofing workers fail. The flashing is metal in some cases specialized membrane sections fitted near any penetration through the roof – flues, vent stacks, light wells, roof extensions, and among roof valleys.
Asphalt Shingles: These tiles are configured in interlocking courses, initiating from the bottom edge and advancing upward. The fastening style is crucial – a determined number of nails, set correctly (not excessively high, not too low, not pushed too far in, not underdriven). Nails that are overdriven shatter the layer of shingles; Nails not driven deep enough can come loose.
Tile (Clay/Concrete): Roof tiles are more substantial and demand a sturdy framework and often wood strips for fastening. They are also installed in overlapping patterns. The base layer beneath tiles is even more essential because tiles themselves may not be perfectly waterproof – they divert the bulk of the precipitation, but some get seep through.
Cleanup: An experienced service provider returns your space as tidy as it was. This entails using magnetic tools to clear out metal debris, clearing out the remaining waste, and maintaining the landscaping.

I encourage seeking a qualified roofing contractor for most roofing projects, there may be a couple of small roof repair fixes you could try doing if you feel at ease and it’s safe to do so. SAFETY FIRST! Never get on a steep, wet, or high roof if you’re not experienced. without the appropriate safety gear. If you don’t feel confident, please call us. No joke.
Problem: Blocked gutters brimming with organic matter can lead to water accumulation, that can trickle under the roof overhang or within the board framing.
DIY Fix (if safe to access): Using a steady ladder, gently remove debris from the drainage system. Clean using a hose to verify they’re clear. This is more preventative maintenance than restoration, but crucial.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Prepare the area surrounding the hole. Use a generous glob of roofing sealant upon the hole and use a putty knife to spread it, softening the edges.
For a missing tab (if you have a spare shingle): Softly remove the panel above the affected spot. Use a few dabs of roofing cement along the newly placed shingle. Slide it into position, verifying it lines up with the adjacent shingles. If you can precisely nail it without damaging the surrounding shingles with roofing nails along the covering shingle that is on top, do so. Then, put dab of sealant above the nail heads.
Problem: The sealant material surrounding the exhaust pipe has developed cracks plus moved away.
Temporary DIY Fix: Clean the area meticulously. Apply a newly-mixed bead of exterior-grade exterior sealant or weatherproof sealant specially designed for flashing around the footing of the vent pipe where it connects with the flashing component, and where the attached collar meets the roof shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
