Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may find our trucks close by, maybe stopping for a meal at Sugar Bowl after a hard day’s work, or you may have caught us in action on a neighbor’s roof with Camelback Mountain framed behind. I’ve been in the roofing game for over 30 years, and I want to emphasize, your roof is not merely a collection of shingles or tiles – it functions as the main protection for your residence, your loved ones, and your treasured possessions.
Right now, I recognize what some of you possibly be thinking, especially considering you’re crafty: “Roofing? Is it really that hard? I could watch a YouTube video and put some shingles on by myself!” But even though the self-sufficiency, when it relates with something as vital as your roof, doing it yourself or hiring the cheapest person with a ladder can bring about some major, and seriously expensive problems in the future. Thus, that’s why I want to discuss now about why contacting a skilled roofing company, like us here at Exact Roofing & Construction, is more than a wise choice, it’s essential.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That gorgeous Arizona sun beats down on our roofs with severe ultraviolet (UV) radiation day after day. Reflect on what occurs to a piece of plastic left out in the sun – it turns brittle and splits. The equal thing takes place to roofing materials as time goes by. The UV rays weaken the chemical bonds in asphalt shingles, causing them to detach from their protective granules, become brittle, and eventually crack. Clay and concrete tiles hold up against UV more effectively, but the underlayment beneath them is still susceptible. We professionals are aware of which materials have the most effective UV inhibitors and are designed to brave our particular climate.
Extreme Heat & Thermal Shock: In the summertime, your roof surface can hit 150-180°F! Then a sudden monsoon storm hits (you know the ones, they often turn a sunny afternoon dark in minutes We ascend and carry out a thoroughgoing examination. We search for obvious signs including removed or worn roof tiles, in addition to less obvious clues: granular loss in gutters on asphalt roofs, cracked or deteriorating sealant around ventilators and smoke stacks, protruding nails, and soft spots in the roof decking.
Tear-Off or Roof Demolition: In the case of a new roofing job, it’s standard practice to tear off the old roofing material cleaning it off to the deck. Why not just put new roofing over the old material Although this can sometimes be permitted by code, it’s usually limited to one layover. Though this practice adds weight, could mask deck problems that already exist, and typically voids the guarantees offered by manufacturers. Clearing everything is almost always the preferred option.
Deck Inspection & Deck Repair: After the previous roof is pulled down, we look over the wooden roof deck often formed from plywood or OSB. Any areas that are water-damaged, soft, or rotted materials must get replaced. Fitting a new roof over a deteriorated deck is like erecting a house on an unstable foundation – it’s doomed to fail.
Underlayment Installation or Tile Refelt: This is a significant layer of safety. Previously, it’s asphalt-saturated felt, but modern artificial underlayments are far superior, especially in these warm climate. They are superior in tear resistance, superior in waterproofing, and offer better UV protection during the application.
Flashing Installation: This is the situation in which many home improvement tasks as well as novice roofers make mistakes. Metal flashing is metal and waterproof layer elements fitted around any roof entry point – flues, vent stacks, daylight openings, dormers, and within the valleys of roofs.
Asphalt Shingles: These components are mounted in shingled courses, initiating from the lower edge and advancing upward. The attachment style is critical – a specific number of nails, positioned appropriately (not too high, not too low, not over-secured, not insufficiently secured). Nails driven too deep weaken the shingle mat; underdriven nails can rise.
Tile (Clay/Concrete): Tiles are more substantial and require a strong deck and often wood strips for attachment. They are also arranged in overlapping rows. The base layer under the tiles is even more essential because tiles themselves may not be 100% waterproof – they displace the bulk of the moisture, but some could pass through.
Cleanup: A dedicated contractor leaves your property as tidy as upon arrival. This includes running sweepers for sharp objects, hauling away excess debris, and safeguarding the yard.

Problem: Obstructed gutters flooding with debris can lead to water backup, which may trickle beneath the eave area or inside fascia boards.
DIY Fix (if safe to access): Using a safe ladder, thoroughly remove debris from the gutters. Clean with water from a hose to check they’re free of debris. This is more maintenance than correction, but important.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Clean the area in the vicinity of the hole. Apply a healthy amount of sealant on top of the hole and leverage a putty knife to apply it, feathering the edges.
For a missing tab (if you have a spare shingle): Softly remove the roof shingle on top of the defective spot. Spread a few blobs of roofing cement under the substitute shingle. Slide it into alignment, checking it lines up with the others. If you can cautiously nail it without affecting the surrounding shingles take advantage of) roofing nails along the adjacent shingle above it, do so. Then, place dab of sealant above the nail heads.
Problem: The adhesive next to the air vent has cracked plus moved away.
Temporary DIY Fix: Ensure the area is cleaned thoroughly. Apply a newly added bead of premium caulking material for exterior use or roof sealant particular designed for flashing around the bottom part of the flue where it intersects the flashing collar, and where the flashing assembly joins the shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
