Problem: The sealant material around the vent pipe shows signs of cracking and come loose.
Temporary DIY Fix: Clean the area meticulously. Put down a newly added bead of top-grade exterior sealant or weatherproof sealant exclusively designed for flashing around the base of the vent pipe where it intersects the collar around the flashing, and where the collar intersects the roof shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
