Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may find our trucks close by, possibly enjoying a snack at Sugar Bowl following a busy day, or you may have caught us in action on a neighbor’s roof with Camelback Mountain framed behind. I’ve been in the roofing game for over 30 years, and trust me, your roof is not merely a collection of shingles or tiles – it is the critical shield that protects your house, your family, and your beloved items.
In this moment, I realize what some of you might be thinking, particularly you’re capable: “Roofing? Is it really that hard? I would follow a YouTube lesson and install some shingles up solo!” And even though the DIY attitude, when it deals with something as important as your roof, doing it yourself or selecting the most affordable contractor with a ladder can cause some major, and very financially burdensome problems down the road. This is why I want to discuss right now about why hiring a qualified roofing provider, including Exact Roofing & Construction, is beyond a good idea, it’s critical.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: The beautiful Arizona sun beats down on our roofs with severe ultraviolet (UV) radiation day after day. Think about what occurs to a piece of plastic sitting in the sun – it gets weakened and breaks apart. The same thing transpires to roofing materials over time. The UV rays break down the chemical bonds in asphalt shingles, causing them to detach from their protective granules, get brittle, and in the end crack. Clay and concrete tiles hold up against UV more effectively, but the underlayment beneath them is still exposed. We professionals understand which materials have the most effective UV inhibitors and are formulated to withstand our particular climate.
Extreme Heat & Thermal Shock: When summer arrives, your roof surface can easily reach 150-180°F! Then a sudden monsoon storm arrives (you know the ones, they can darken a bright day in moments We climb up and perform a thorough examination. We search for noticeable signs such as removed or worn roof tiles, as well as subtle clues: granule deterioration in gutters regarding asphalt shingles, cracked or failing sealant around vents and flues, protruding nails, and weakened spots in the decking.
Tear-Off or Roof Demolition: For a new roof installation, we often tear down the old roofing material all the way to the deck. What’s wrong with a layover instead? Even if it is occasionally permissible by regulations, often it’s restricted to a single layer. But it does add significant weight, might hide existing deck damage, can lead to the voiding of the warranties from manufacturers. Clearing everything is typically the optimal choice.
Deck Inspection & Deck Repair: Once the old roof has been removed, we assess the wooden roof deck often formed from plywood or OSB. Any water-damaged, soft, or rotted materials should be replaced. Fitting a new roof over a deteriorated deck is similar to erecting a house on an unstable foundation – it’s destined to fail.
Underlayment Installation or Tile Refelt: This serves as a significant layer of safeguarding. In the past, it’s asphalt-saturated felt, but modern newer underlayments are much better, especially in the current hot conditions. They are less prone to tearing, more waterproof, and deliver superior UV shielding during the mounting phase.
Flashing Installation: This is a common scenario where many amateur roofing attempts and newbie roofers fail. The flashing is sometimes a specialized occasionally specialized membrane sections fitted around any roof entry point – chimney stacks, exhaust ducts, daylight openings, dormers, and within the valleys of roofs.
Asphalt Shingles: These components are installed in stacked rows, initiating from the eaves and working up. The securement style is important – a precise number of nails, arranged properly (not high up, not too low, not overdriven, not underdriven). Overdriven nails break the shingle base; underdriven nails can rise.
Tile (Clay/Concrete): Slate tiles are denser and call for a robust substrate and often battens for installation. They are also placed in overlapping patterns. The substrate beneath under the tiles is even more crucial because tiles themselves aren’t 100% waterproof – they drain the bulk of the liquid, but some could seep through.
Cleanup: A skilled expert leaves the area in at least as pristine a condition as they found it. This involves employing sweepers to remove sharp objects, transporting excess debris, and preserving the greenery.

While I strongly recommend enlisting a skilled roofing contractor for most roofing projects, there are minor small repairs you could try doing if you are confident as long as it’s safe. SAFETY IS PARAMOUNT! Do not step onto a steep, wet, or high roof if you lack experience. without the appropriate safety gear. If you’re unsure, get in touch with us. We mean it.
Problem: Filled gutters spilling over with organic matter can lead to water backup, potentially seep behind the roof overhang or on the backside of the board.
DIY Fix (if safe to access): Using a safe ladder, carefully maintain the rain gutters. Clean with a garden hose to ensure they’re unclogged. This is more preventative maintenance than repair, but essential.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Prepare the area around the hole. Put a generous layer of roof sealant upon the hole and take a putty knife to evenly layer it, smoothing the edges.
For a missing tab (if you have a spare shingle): Carefully lift the tile over the damaged spot. Add a few splotches of roofing cement below the newly placed shingle. Place it into place, ensuring it fits with the existing shingles. If you can gently nail it without affecting the surrounding shingles apply under the overlapping shingle above it, do so. Then, add dab of sealant on the nail heads.
Problem: The sealant next to the ventilation pipe has become cracked as well as separated.
Temporary DIY Fix: Clean the area meticulously. Put down a newly-mixed bead of top-grade caulking material for exterior use or roofing adhesive exclusively designed for flashing installation around the base of the ventilation pipe where it connects with the collar around the flashing, and where the flashing collar joins the shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
