Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may find our trucks close by, possibly enjoying a snack at Sugar Bowl following a busy day, or perhaps you have spotted us handling a neighbor’s roofing project with Camelback Mountain as our scenery. Having spent 30-plus years in the roofing business, and I can assure you, your roof isn’t just a bunch of shingles or tiles – it functions as the main protection for your residence, your loved ones, and your treasured possessions.
Now, I acknowledge what some of you may be thinking, especially considering you’re good with tools: “Roofing? How complicated can it actually be?” I can certainly watch a YouTube guide and throw some shingles there by myself!” Yet even though the self-sufficiency, when it pertains with something as essential as your roof, going the DIY route or picking the lowest-priced contractor with a ladder can create some significant, and genuinely high-priced issues later on. This is why I want to address you at this moment about why hiring a qualified roofing expert, such as Exact Roofing & Construction, is simply a sound option, it’s critical.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That gorgeous Arizona sun beats down on our roofs with intense ultraviolet (UV) radiation consistently. Think about what takes place to a piece of plastic sitting in the sun – it gets brittle and cracks. The identical thing takes place to roofing materials with time. The UV rays degrade the chemical bonds in asphalt shingles, causing them to discard their protective granules, get brittle, and eventually crack. Clay and concrete tiles resist UV more effectively, but the underlayment beneath them is still susceptible. We professionals understand which materials have the most effective UV inhibitors and are crafted to tolerate our unique climate.
Extreme Heat & Thermal Shock: In the summertime, your roof surface is capable of hitting temperatures between 150 and 180 degrees Fahrenheit! When a sudden monsoon storm approaches (you know the ones, they can darken a bright day in moments We ascend and carry out a comprehensive examination. We look for noticeable signs like removed or damaged tiles, in addition to subtle clues: granule loss in gutters (for asphalt shingles), damaged or degrading sealant around air vents and smoke stacks, protruding nails, and weakened spots in the decking.
Tear-Off or Roof Demolition: For roof replacement, we typically remove the old roofing material cleaning it off to the deck. Why not just put new roofing over the old material Even if it is occasionally permissible by regulations, usually only one additional layer is allowed. However, it adds extra weight, can obfuscate pre-existing deck issues, frequently negates the warranty coverage by manufacturers. Clearing everything is usually the preferred option.
Deck Inspection & Deck Repair: After the previous roof is pulled down, we examine the wooden roof deck generally comprised of plywood or OSB. Any parts that show water-damaged, soft, or rotted spots must be replaced. Installing a new roof on a bad deck is akin to constructing a home on a wobbly basis – it’s set up for failure.
Underlayment Installation or Tile Refelt: This acts as a key layer of safety. Previously, it’s commonly called tar paper, but modern synthetic underlayments are much better, especially in this temperature. They are less prone to tearing, superior in waterproofing, and give greater UV defense during the application.
Flashing Installation: This is a point in which many home improvement tasks plus inexperienced roof installation professionals fail. Flashing components is a metallic occasionally specialized membrane sections fitted around any roof access – stack vents, pipes, skylights, roof features, and in the roofing valleys.
Asphalt Shingles: These shingles are placed in stacked courses, launching from the bottom edge and advancing upward. The securement method is critical – a particular number of nails, placed appropriately (not high up, not too low, not pushed too far in, not insufficiently secured). Overdriven nails break the roofing material; Nails pushed in too lightly can come loose.
Tile (Clay/Concrete): Slate tiles are heavier and demand a strong roofing deck and often wooden battens for attachment. They are also fitted in overlapping courses. The underlayment material beneath tiles is even more critical because tiles themselves are not perfectly waterproof – they divert the bulk of the rain, but some may leak through.
Cleanup: A reputable tradesperson leaves the area in at least as pristine a condition as initially. This requires using specialized equipment to pick up ferrous objects, clearing out excess debris, and protecting your landscaping.

I firmly advocate enlisting a skilled roofing contractor for most tasks, there are minor temporary repairs you might be able to tackle if you have the skill and you feel it is safe. SAFETY SHOULD COME FIRST! Refrain from going on a steep or unsafe roof unless you have experience. without suitable safety equipment. If you’re unsure, contact us. No joke.
Problem: Filled gutters flooding with foliage can cause water retention, that might penetrate under the eaves or behind the board framing.
DIY Fix (if safe to access): Using a reliable ladder, gently unclog the gutters. Clean with a hose to verify they’re in good condition. This is more preventative maintenance than restoration, but important.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Prepare the area in the vicinity of the hole. Use a substantial dab of roof sealant upon the hole and take a putty knife to distribute it, softening the edges.
For a missing tab (if you have a spare shingle): Gently lift the panel that is over the affected spot. Apply a few blobs of roofing cement along the replacement shingle. Insert it into alignment, confirming it aligns with the others. If you can carefully nail it without damaging the surrounding shingles by applying roofing nails beneath the adjacent shingle that is on top, do so. Then, add dab of sealant onto the nail heads.
Problem: The sealant around the air vent has become cracked as well as pulled away.
Temporary DIY Fix: Clean the area meticulously. Install a new bead of premium outdoor caulk or sealant for roofing specifically designed for flashing installation around the section of the vent pipe where it intersects the flashing collar, and where the flashing assembly adjoins the shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
