Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You might notice our fleet in the area, perhaps grabbing a bite at Sugar Bowl after a long day, or perhaps you have observed us working on roofing for a neighbor with the stunning Camelback Mountain behind us. With more than 30 years of experience in roofing, and trust me, your roof isn’t just a bunch of shingles or tiles – it’s the primary shield protecting your home, your family, and your prized possessions.
In this moment, I understand what some of you may be thinking, especially if you’re capable: “Roofing? How challenging is it? I’m able to look at a YouTube guide and install some shingles there by myself!” However despite that the self-sufficiency, when it comes with something as crucial as your roof, venturing into DIY or picking the most affordable guy with a ladder can create some significant, and genuinely pricey headaches in time. For this reason, it’s why I want to share in this post about why reaching out to a experienced roofing expert, including Exact Roofing & Construction, is simply a sound option, it’s imperative.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That gorgeous Arizona sun shines down on our roofs with harsh ultraviolet (UV) radiation every day. Reflect on what occurs to a piece of plastic out in the sun – it turns damaged and cracks. The similar thing occurs to roofing materials as time goes by. The UV rays break down the chemical bonds in asphalt shingles, causing them to detach from their protective granules, get brittle, and in the end crack. Clay and concrete tiles withstand UV more effectively, but the underlayment beneath them is still susceptible. We professionals are aware of which materials have the highest UV inhibitors and are formulated to withstand our local climate.
Extreme Heat & Thermal Shock: When summer arrives, your roof surface can hit up to 180°F! Then a sudden monsoon storm rolls in (you know the ones, they often turn a sunny afternoon dark in minutes We climb up and carry out a thorough examination. We look for clear signs for example absent or damaged roofing materials, but also subtle clues: loss of granules in gutters (for asphalt shingles), cracked or failing sealant around ventilators and flues, loose nails, and weakened spots in the underlayment.
Tear-Off or Roof Demolition: For re-roofing purposes, we usually strip away the old roofing material all the way to the deck. So, why not just lay new shingles over the existing roof? While it might be allowed by building codes, often it’s restricted to a single layer. This method increases the weight, can cover up existing problems with the deck, frequently negates the warranties from manufacturers. A complete strip is typically the ideal solution.
Deck Inspection & Deck Repair: After the previous roof is pulled down, we assess the wooden roof deck commonly built from plywood or OSB. Any damaged water-damaged, soft, or rotted sections need to be replaced. Installing a new roof on a bad deck is comparable to erecting a house on an unstable foundation – it’s bound to fail.
Underlayment Installation or Tile Refelt: This acts as an essential layer of protection. Historically, it’s often referred to as tar paper, but modern man-made underlayments are noticeably improved, especially in these heat. They are less prone to tearing, more waterproof, and deliver superior UV shielding during installation.
Flashing Installation: This is the place many do-it-yourself jobs alongside inexperienced builders fail. Flashing is a metallic in some cases waterproof layer elements installed at any roof access – stack vents, ventilation pipes, daylight openings, roof features, and in roof valleys.
Asphalt Shingles: These components are installed in interlocking courses, launching from the base and progressing upward. The fixing pattern is essential – a precise number of nails, set properly (not too high, not on the lower end, not driven too deep, not driven too shallow). Nails driven too deep break the roofing material; Nails driven too shallow can come loose.
Tile (Clay/Concrete): Ceramic tiles are denser and require a strong platform and often wood strips for attachment. They are also laid in overlapping courses. The substrate beneath under the tiles is even more vital because tiles themselves aren’t 100% waterproof – they shed the bulk of the precipitation, but some can seep through.
Cleanup: A reputable tradesperson completes your space in at least as pristine a condition as they found it. This includes running specialized equipment to collect nails, clearing out any leftover materials, and preserving the landscaping.

I encourage enlisting a skilled roofing contractor for most roofing projects, there are minor temporary repair solutions you can attempt if you have the skill and it’s safe. SAFETY FIRST! Avoid climbing onto a steep, slippery, or elevated roof if you aren’t skilled. without the appropriate safety gear. If you’re unsure, get in touch with us. It’s important.
Problem: Obstructed gutters spilling over with foliage can bring about water accumulation, potentially flow under the eaves or on the backside of the fascia.
DIY Fix (if safe to access): Using a firm ladder, gently clear out the roof gutters. Clear using a hose to ensure they’re free of debris. This is more regular care than correction, but essential.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Clear the area adjacent to the hole. Apply a healthy layer of roofing cement over the hole and take a putty knife to apply it, feathering the edges.
For a missing tab (if you have a spare shingle): Gently raise the shingle over the damaged area spot. Spread a few splotches of roofing cement in the area of the newly placed shingle. Insert it into alignment, checking it lines up with the surrounding shingles. If you can cautiously nail it without affecting the surrounding shingles with roofing nails in the area of the covering shingle that is covering it, do so. Then, place dab of sealant over the nail heads.
Problem: The caulk encasing the vent pipe has developed cracks alternatively moved away.
Temporary DIY Fix: Clean the area thoroughly. Spread a new bead of exterior-grade exterior-grade caulk or weatherproof sealant specifically designed for flashing installation around the foundation of the ventilation pipe where it joins the collar, and where the collar intersects the shingle installation.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).

• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
