Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may see our vehicles nearby, or perhaps having a meal at Sugar Bowl after an exhausting day, or you may have caught us in action on a neighbor’s roof with Camelback Mountain framed behind. I’ve been in the roofing game for over 30 years, and let me tell you, your roofing system is more than just shingles or tiles – it functions as the main protection for your residence, your loved ones, and your treasured possessions.
At this point, I understand what some of you may be thinking, especially if you’re capable: “Roofing? How complicated can it actually be?” I would check out a YouTube video and toss some shingles there myself!” And I appreciate the enthusiasm, when it pertains with something as vital as your roof, choosing the DIY option or hiring the most affordable guy with a ladder can cause some real, and extremely high-priced troubles down the road. This is why I want to share today about why reaching out to a experienced roofing expert, including Exact Roofing & Construction, is beyond a good idea, it’s vital.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That gorgeous Arizona sun shines down on our roofs with intense ultraviolet (UV) radiation day after day. Reflect on what transpires to a piece of plastic exposed to the sun – it turns damaged and breaks apart. The equal thing transpires to roofing materials eventually. The UV rays break down the chemical bonds in asphalt shingles, causing them to shed their protective granules, turn brittle, and in the end crack. Clay and concrete tiles hold up against UV better, but the underlayment beneath them is still at risk. We professionals know which materials have the optimal UV inhibitors and are designed to tolerate our local climate.
Extreme Heat & Thermal Shock: In the summertime, your roof surface can hit 150-180°F! When a sudden monsoon storm hits (you know the ones, they can turn a sunny afternoon dark in minutes We climb up and perform a thoroughgoing examination. We search for obvious signs for example missing or defective roofing materials, in addition to less obvious clues: granular loss in gutters in terms of asphalt shingles, cracked or worn sealant around ventilators and chimneys, protruding nails, and unsteady spots in the decking.
Tear-Off or Roof Demolition: For re-roofing purposes, we usually strip away the old roofing material all the way to the deck. Why not just put new roofing over the old material Even if it is occasionally permissible by regulations, generally, only one layover is permissible. But it does add significant weight, might hide existing deck damage, can lead to the voiding of the warranty coverage by manufacturers. Starting fresh is usually the preferred option.
Deck Inspection & Deck Repair: Once the existing roof is cleared, we look over the wooden roof deck typically made of plywood or OSB. Any areas that are water-damaged, soft, or rotted materials need to be replaced. Installing a new roof on a bad deck is similar to putting up a residence on a weak ground – it’s set up for failure.
Underlayment Installation or Tile Refelt: This functions as a significant layer of defense. In the past, it’s known as “tar paper”, but modern man-made underlayments are noticeably improved, especially in the temperature. They are more tear-resistant, less permeable, and offer improved UV resistance during the mounting phase.
Flashing Installation: This is where many home improvement tasks alongside less skilled roof installation professionals fail. Flashing is metal sometimes fabric material sections placed around the area of any roof opening – stack vents, pipes, roof lights, dormer constructions, and in roof valleys.
Asphalt Shingles: These components are fitted in overlapping courses, commencing from the base and ascending. The attachment pattern is vital – a specific number of nails, installed properly (not high up, not too low, not overdriven, not poorly secured). Nails that are overdriven shatter the layer of shingles; Insufficiently driven nails can come loose.
Tile (Clay/Concrete): Shingle tiles are weightier and require a sturdy substrate and often support brackets for fastening. They are also laid in overlapping patterns. The substrate beneath under the tiles is even more essential because tiles themselves may not be 100% waterproof – they redirect the bulk of the rain, but some can leak through.
Cleanup: A true professional completes the premises as clean as when they arrived. This requires using magnetic tools to pick up hazardous materials, disposing of all debris, and maintaining the yard.

I would advise seeking a qualified roofing contractor for most tasks, there are some short-term roof fixes you could manage if you’re willing and it’s safe. SAFETY SHOULD COME FIRST! Refrain from going on any steep, wet, or tall roof if you aren’t skilled. and lack the necessary safety equipment. If you’re uncertain, get in touch with us. Seriously.
Problem: Blocked gutters flooding with debris can cause water accumulation, potentially seep beneath the eaves or underneath the fascia.
DIY Fix (if safe to access): Using a safe ladder, thoroughly clear out the rain gutters. Rinse using a hose to guarantee they’re in good condition. This is more preventative maintenance than correction, but important.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Tidy up the area surrounding the hole. Distribute a healthy glob of sealant on top of the hole and leverage a putty knife to distribute it, refining the edges.
For a missing tab (if you have a spare shingle): Softly displace the shingle over the broken spot. Add a few dabs of roofing cement beneath the substitute shingle. Fit it into place, ensuring it lines up with the others. If you can cautiously nail it without affecting the surrounding shingles apply below the covering shingle that is covering it, do so. Then, add a dab of sealant upon the nail heads.
Problem: The weatherproofing encasing a vent pipe has developed cracks or detached.
Temporary DIY Fix: Clean the area thoroughly. Use a newly-mixed bead of superior-quality exterior sealant or weatherproof sealant exclusively designed for flashing around the base of the ventilation pipe where it intersects the flashing component, and where the flashing collar meets the shingle installation.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
