Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You might notice our fleet in the area, maybe stopping for a meal at Sugar Bowl after a hard day’s work, or perhaps you have spotted us handling a neighbor’s roofing project with Camelback Mountain as our scenery. With more than 30 years of experience in roofing, and let me tell you, your roof is not merely a collection of shingles or tiles – it functions as the main protection for your residence, your loved ones, and your treasured possessions.
Now, I realize what some of you might be thinking, especially considering you’re skilled: “Roofing? How complicated can it actually be?” I can certainly watch a YouTube tutorial and slap some shingles in place without help!” However despite that the DIY attitude, when it pertains with something as important as your roof, going the DIY route or employing the lowest-priced individual with a ladder can bring about some serious, and extremely expensive issues in time. This is why I want to share right now about why reaching out to a professional roofing contractor, such as Exact Roofing & Construction, is more than a smart decision, it’s necessary.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That gorgeous Arizona sun beats down on our roofs with intense ultraviolet (UV) radiation day after day. Think about what transpires to a piece of plastic exposed to the sun – it ends up damaged and breaks apart. The similar thing occurs to roofing materials eventually. The UV rays degrade the chemical bonds in asphalt shingles, causing them to discard their protective granules, get brittle, and ultimately crack. Clay and concrete tiles resist UV superiorly, but the underlayment beneath them is still susceptible. We professionals are aware of which materials have the best UV inhibitors and are designed to tolerate our unique climate.
Extreme Heat & Thermal Shock: In the summertime, your roof surface can easily reach temperatures between 150 and 180 degrees Fahrenheit! When a sudden monsoon storm rolls in (you know the ones, they can darken a bright day in moments We climb up and conduct a thoroughgoing examination. We identify obvious signs like absent or defective roofing materials, but also subtle clues: loss of granules in gutters on asphalt roofs, cracked or degrading sealant around air vents and chimneys, elevated nails, and unsteady spots in the roof decking.
Tear-Off or Roof Demolition: For re-roofing purposes, we typically remove the old roofing material all the way to the deck. What’s wrong with a layover instead? While some codes might permit this, it’s usually limited to one layover. However, it adds extra weight, could mask deck problems that already exist, often nullifies the guarantees offered by manufacturers. A clean slate is typically the optimal choice.
Deck Inspection & Deck Repair: Once the old roof has been removed, we look over the wooden roof deck commonly built from plywood or OSB. Any areas that are water-damaged, soft, or rotted spots have to be replaced. Fitting a new roof over a deteriorated deck is akin to putting up a residence on a weak ground – it’s doomed to fail.
Underlayment Installation or Tile Refelt: This represents a key layer of safety. Historically, it’s asphalt-saturated felt, but modern artificial underlayments are far superior, especially in the current hot conditions. They are more resistant to tears, better waterproofed, and offer better UV protection during the mounting phase.
Flashing Installation: This is where many do-it-yourself jobs alongside untrained roofing workers fail. Roof flashing is metal or fabric material pieces applied around any roof penetration – flues, pipes, daylight openings, roof extensions, and among roof valleys.
Asphalt Shingles: These components are fitted in stacked courses, starting from the lower edge and progressing upward. The securement method is vital – a specific number of nails, set appropriately (neither too high, nor too low, not overly driven, not poorly secured). Excessively driven nails damage the roofing material; underdriven nails can come loose.
Tile (Clay/Concrete): Slate tiles are heavier and call for a solid deck and often battens for fastening. They are also arranged in shingle courses. The layer underneath below the tile finish is even more important because tiles themselves aren’t totally impervious to water – they redirect the bulk of the moisture, but some could get through.
Cleanup: A true professional finishes the site as tidy as they found it. This includes running sweepers to clear out metal debris, removing excess debris, and caring for your landscaping.

Our mission is to simplify the process as much as we can to help you secure the appropriate compensation under your policy to return your roof to its original state before the storm, or possibly improve it.
I encourage the services of a professional roofing contractor for the majority of repairs, there exist a handful of very minor repair solutions you could try doing if you have the skill and it is appropriate. SAFETY SHOULD COME FIRST! Never get on a steep, slippery, or elevated roof if you’re not experienced. and don’t have proper safety gear. If you question your ability, please call us. We mean it.
Problem: Obstructed gutters brimming with foliage can cause backups of water, possibly trickle under the eaves or underneath the fascia structure.
DIY Fix (if safe to access): Using a reliable ladder, carefully remove debris from the roof gutters. Rinse with water from a hose to confirm they’re clear. This is more regular care than remediation, but critical.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Remove debris from the area around the hole. Use a considerable coating of roofing cement directly onto the hole and leverage a putty knife to distribute it, smoothing the edges.
For a missing tab (if you have a spare shingle): Gently elevate the roof shingle that is over the defective spot. Add a few spots of roofing cement in the area of the additional shingle. Fit it into place, verifying it aligns with the surrounding shingles. If you can gently nail it without harm the surrounding shingles using roofing nails in the area of the covering shingle that is on top, do so. Then, apply dab of sealant above the nail heads.
Problem: The adhesive encasing the air vent has become cracked or separated.
Temporary DIY Fix: Perform a thorough cleaning of the area. Put down a new bead of superior-quality weather-resistant caulk or roofing sealant exclusively designed for flashing installation around the section of the exhaust pipe where it joins the flashing component, and where the flashing collar adjoins the shingle installation.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
