Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may see our vehicles nearby, perhaps grabbing a bite at Sugar Bowl after a long day, or you may have caught us in action on a neighbor’s roof with Camelback Mountain framed behind. I’ve dedicated over 30 years to the roofing profession, and trust me, your roof isn’t just a bunch of shingles or tiles – it acts as the essential barrier safeguarding your home, family, and valuable items.
Currently, I realize what some of you could be thinking, especially if you’re skilled: “Roofing? How tough can it really be? I’m able to watch a YouTube video and put some shingles on by myself!” But despite that the initiative, when it deals with something as essential as your roof, venturing into DIY or contracting the cheapest contractor with a ladder can lead to some significant, and very costly complications in the future. Hence, it’s why I want to share in this post about why calling a expert roofing contractor, like us here at Exact Roofing & Construction, is not just a beneficial plan, it’s essential.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That stunning Arizona sun shines down on our roofs with strong ultraviolet (UV) radiation consistently. Consider what happens to a piece of plastic left out in the sun – it gets weakened and breaks. The same thing occurs to roofing materials eventually. The UV rays break down the chemical bonds in asphalt shingles, causing them to detach from their protective granules, become brittle, and eventually crack. Clay and concrete tiles resist UV more effectively, but the underlayment beneath them is still vulnerable. We professionals know which materials have the best UV inhibitors and are engineered to brave our local climate.
Extreme Heat & Thermal Shock: When summer arrives, your roof surface is capable of hitting temperatures between 150 and 180 degrees Fahrenheit! When a sudden monsoon storm rolls in (you know the ones, they often transform a clear day into chaos We get up there and conduct a comprehensive examination. We look for noticeable signs including lost or defective roofing materials, along with faint clues: loss of granules in gutters (for asphalt shingles), broken or worn sealant around air vents and flues, protruding nails, and soft spots in the decking.
Tear-Off or Roof Demolition: For a new roof installation, we usually strip away the old roofing material down to the deck. So, why not just lay new shingles over the existing roof? Though codes may allow for it, usually only one additional layer is allowed. Though this practice adds weight, can cover up existing problems with the deck, can lead to the voiding of the guarantees offered by manufacturers. Having a clear starting point is typically the preferred option.
Deck Inspection & Deck Repair: After the old roof is taken off, we examine the wooden roof deck typically made of plywood or OSB. Any sections that are water-damaged, soft, or rotted areas should be replaced. Installing a new roof on a bad deck is similar to erecting a house on an unstable foundation – it’s destined to fail.
Underlayment Installation or Tile Refelt: This represents a vital layer of barrier. Traditionally, it’s known as “tar paper”, but modern synthetic materials are far superior, especially in our warm climate. They are superior in tear resistance, superior in waterproofing, and give greater UV defense during the application.
Flashing Installation: This is the situation in which many do-it-yourself jobs as well as newbie roofing contractors struggle. Flashing components is a metallic or membrane strips installed at any roof entry point – vent pipes, exhaust ducts, light wells, dormer constructions, and within the valleys of roofs.
Asphalt Shingles: These tiles are mounted in shingled courses, launching from the foundation and progressing upward. The fixing method is vital – a particular number of nails, placed accurately (not excessively high, nor too low, not overly driven, not underdriven). Overdriven nails compromise the shingle base; Nails not driven deep enough can come loose.
Tile (Clay/Concrete): Shingle tiles are more substantial and require a durable framework and often wood strips for secure connection. They are also arranged in overlapping patterns. The underlayment beneath tiles is even more important because tiles themselves are not perfectly waterproof – they displace the bulk of the water, but some could pass through.
Cleanup: A skilled expert completes the site at least as spotless as when they arrived. This requires using magnetic sweepers to clear out ferrous objects, clearing out all debris, and caring for the landscaping.

Problem: Blocked gutters brimming with debris can lead to water retention, possibly leak beneath the eave area or within the fascia.
DIY Fix (if safe to access): Using a safe ladder, thoroughly remove debris from the eaves. Flush with a hose to check they’re functional. This is more upkeep than fixing, but critical.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Remove debris from the area adjacent to the hole. Apply a considerable dab of roofing cement on top of the hole and leverage a putty knife to evenly layer it, feathering the edges.
For a missing tab (if you have a spare shingle): Carefully elevate the roof shingle on top of the damaged area spot. Put a few applications of roofing cement below the new shingle. Fit it into position, making sure it matches with the adjacent shingles. If you can carefully nail it without harm the surrounding shingles employ below the covering shingle that is on top, do so. Then, add dab of sealant on the nail heads.
Problem: The weatherproofing encasing the air vent shows signs of cracking as well as come loose.
Temporary DIY Fix: Clean the area meticulously. Apply a fresh bead of superior-quality exterior-grade caulk or roof sealant specially designed for flashing applications around the section of the ventilation pipe where it adjoins the flashing collar, and where the ring adjoins the shingle installation.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
