Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may find our trucks close by, or perhaps having a meal at Sugar Bowl after an exhausting day, or you may have caught us in action on a neighbor’s roof with Camelback Mountain framed behind. With more than 30 years of experience in roofing, and believe me, your roof represents more than just shingles and tiles – it serves as the first line of defense for your home, family, and cherished belongings.
Currently, I realize what some of you are likely to be thinking, especially you’re crafty: “Roofing? How difficult could it be? I can view a YouTube video and toss some shingles up solo!” And although the enthusiasm, when it involves with something as important as your roof, going the DIY route or hiring the lowest-priced individual with a ladder can lead to some major, and seriously costly problems eventually. That’s why I want to talk to you right now about why calling a expert roofing company, like Exact Roofing & Construction, is more than a smart decision, it’s essential.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: The beautiful Arizona sun shines down on our roofs with severe ultraviolet (UV) radiation every day. Ponder what takes place to a piece of plastic out in the sun – it turns damaged and cracks. The same thing happens to roofing materials eventually. The UV rays degrade the chemical bonds in asphalt shingles, causing them to shed their protective granules, be brittle, and in the end crack. Clay and concrete tiles sustain UV better, but the underlayment beneath them is still at risk. We professionals know which materials have the highest UV inhibitors and are formulated to tolerate our unique climate.
Extreme Heat & Thermal Shock: During summer, your roof surface is capable of hitting temperatures between 150 and 180 degrees Fahrenheit! Then a sudden monsoon storm hits (you know the ones, they can turn a sunny afternoon dark in minutes We ascend and conduct a thoroughgoing examination. We look for obvious signs like lost or broken roof tiles, along with subtle clues: granule loss in gutters in terms of asphalt shingles, damaged or worn sealant around vents and flues, elevated nails, and unsteady spots in the underlayment.
Tear-Off or Roof Demolition: When installing a new roof, the common approach is to take off the old roofing material down to the deck surface. Why not just put new roofing over the old material While some codes might permit this, it’s usually limited to one layover. Yet, it contributes extra load, can obfuscate pre-existing deck issues, and typically voids the warranties from manufacturers. A clean slate is generally the optimal choice.
Deck Inspection & Deck Repair: When the old roof is dismantled, we look over the wooden roof deck commonly built from plywood or OSB. Any areas that are water-damaged, soft, or rotted parts must be replaced. Fitting a new roof over a deteriorated deck is similar to building a house on a shaky foundation – it’s bound to fail.
Underlayment Installation or Tile Refelt: This acts as a significant layer of defense. Traditionally, it’s often referred to as tar paper, but modern artificial underlayments are significantly better, especially in our temperature. They are more tear-resistant, better waterproofed, and offer improved UV resistance during the installation process.
Flashing Installation: This is a common scenario where many amateur roofing attempts and newbie roofing workers encounter issues. The flashing is typically a specialized occasionally weatherproof barrier elements applied in relation to any roof penetration – chimneys, exhaust ducts, skylight windows, roof features, and in the roofing valleys.
Asphalt Shingles: These shingles are installed in shingled levels, launching from the base and ascending. The securement approach is essential – a specific number of nails, set in the right manner (not high up, not too low, not over-secured, not poorly secured). Nails punched in too deep damage the roofing material; Nails not driven deep enough can lift.
Tile (Clay/Concrete): Slate tiles are denser and require a strong roofing deck and often strips of wood for attachment. They are also placed in overlapping rows. The underlayment material under tile work is even more important because tiles themselves are not perfectly waterproof – they divert the bulk of the liquid, but some could seep through.
Cleanup: An experienced service provider leaves your property as clean as it was. This includes utilizing magnetic tools for metal debris, transporting all debris, and safeguarding the garden.

I firmly advocate seeking a qualified roofing contractor for nearly all roofing needs, there exist a handful of short-term roof repair fixes you might consider handling if you’re comfortable and it’s safe to do so. Problem: Obstructed gutters flooding with debris can create water backup, possibly trickle under the eave area or within the fascia.
DIY Fix (if safe to access): Using a solid ladder, carefully clean out the rain gutters. Rinse with a hose to ensure they’re in good condition. This is more routine care than remediation, but critical.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Tidy up the area adjacent to the hole. Apply a healthy layer of roofing sealant upon the hole and utilize a putty knife to smooth it, feathering the edges.
For a missing tab (if you have a spare shingle): Lightly elevate the panel above the affected spot. Put a few dabs of roofing cement below the additional shingle. Insert it into alignment, checking it lines up with the others. If you can carefully nail it without disturbing the surrounding shingles employ beneath the higher shingle above it, do so. Then, put dab of sealant on the nail heads.
Problem: The caulk encasing the air vent has developed cracks and come loose.
Temporary DIY Fix: Ensure the area is cleaned thoroughly. Apply a new bead of top-grade exterior sealant or roofing sealant concretely designed for flashing around the footing of the flue where it adjoins the flashing component, and where the collar meets the shingle installation.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
