Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may find our trucks close by, perhaps grabbing a bite at Sugar Bowl after a long day, or maybe you’ve noticed us repairing a neighbor’s roof with Camelback Mountain in the background. I’ve dedicated over 30 years to the roofing profession, and believe me, your roof is not merely a collection of shingles or tiles – it functions as the main protection for your residence, your loved ones, and your treasured possessions.
Now, I recognize what some of you may be thinking, especially considering you’re crafty: “Roofing? How complicated can it actually be?” I would view a YouTube clip and slap some shingles in place solo!” Yet even though the enthusiasm, when it pertains with something as crucial as your roof, choosing the DIY option or hiring the most affordable person with a ladder can create some real, and truly costly headaches later on. Thus, that’s why I want to speak to you at this moment about why calling a qualified roofing specialist, including Exact Roofing & Construction, is more than a smart decision, it’s imperative.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: The beautiful Arizona sun pours down on our roofs with intense ultraviolet (UV) radiation day after day. Think about what takes place to a piece of plastic out in the sun – it becomes weakened and breaks apart. The equal thing occurs to roofing materials over time. The UV rays break down the chemical bonds in asphalt shingles, causing them to discard their protective granules, be brittle, and finally crack. Clay and concrete tiles withstand UV better, but the underlayment beneath them is still susceptible. We professionals know which materials have the most effective UV inhibitors and are designed to withstand our particular climate.
Extreme Heat & Thermal Shock: During summer, your roof surface can easily reach 150-180°F! Then a sudden monsoon storm arrives (you know the ones, they can transform a clear day into chaos We get up there and carry out a detailed examination. We examine for noticeable signs such as missing or defective tiles, but also discreet clues: granule loss in gutters on asphalt roofs, fractured or degrading sealant around vents and smoke stacks, protruding nails, and weakened spots in the substructure.
Tear-Off or Roof Demolition: In the case of a new roofing job, it’s standard practice to tear off the old roofing material all the way to the deck. Why not do a roof layover instead? Although this can sometimes be permitted by code, generally, only one layover is permissible. But it does add significant weight, may conceal underlying issues with the deck, can lead to the voiding of the warranties from manufacturers. A complete strip is almost always the ideal solution.
Deck Inspection & Deck Repair: Once the existing roof is cleared, we examine the wooden roof deck often formed from plywood or OSB. Any sections that are water-damaged, soft, or rotted spots have to be replaced. Fitting a new roof over a deteriorated deck is similar to erecting a house on an unstable foundation – it’s bound to fail.
Underlayment Installation or Tile Refelt: This serves as a crucial layer of protection. Historically, it’s asphalt-saturated felt, but modern synthetic underlayments are far superior, especially in these temperature. They are less prone to tearing, more water-resistant, and give greater UV defense during setup.
Flashing Installation: This is where many home improvement tasks alongside novice roofing contractors encounter issues. Flashing is metal in some cases weatherproof barrier strips fitted near any roof access – stack vents, pipes, skylight windows, roof features, and in the valleys of the roof.
Asphalt Shingles: These elements are mounted in interlocking rows, starting from the eaves and moving upwards. The nailing style is vital – a specific number of nails, set correctly (not excessively high, not too close to the base, not driven too deep, not underdriven). Nails driven too deep shatter the shingle base; Nails not driven deep enough can rise.
Tile (Clay/Concrete): Tiles are denser and demand a strong framework and often wood strips for secure connection. They are also fitted in overlapping rows. The substrate beneath under tile work is even more important because tiles themselves are generally not entirely water-resistant – they divert the bulk of the moisture, but some may penetrate.
Cleanup: An experienced service provider returns the area as clean as they found it. This involves deploying magnetic sweepers to clear out sharp objects, disposing of all debris, and protecting the yard.

We strive to facilitate a hassle-free experience and ensure that you receive the fair compensation you’re entitled to to return your roof to its original state before the storm, or upgrade it if possible.
While I strongly recommend hiring a professional roofing contractor for the majority of repairs, there exist a handful of short-term repair solutions you might be able to tackle if you are confident and it is appropriate. SAFETY FIRST! Avoid climbing onto a steep or unsafe roof if you’re not experienced. without the appropriate safety gear. If you’re unsure, please call us. We mean it.
Problem: Filled gutters flooding with organic matter can result in water backup, which may penetrate behind the roof’s edge or inside the fascia.
DIY Fix (if safe to access): Using a steady ladder, gently remove debris from the eaves. Clear by running a hose to guarantee they’re unclogged. This is more preventative maintenance than remediation, but essential.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Prepare the area near the hole. Distribute a ample layer of roofing sealant on top of the hole and use a putty knife to apply it, smoothing the edges.
For a missing tab (if you have a spare shingle): Delicately elevate the panel overlying the defective spot. Use a few dabs of roofing cement below the replacement shingle. Slide it into alignment, checking it fits with the existing shingles. If you can gently nail it without harm the surrounding shingles (use under the higher shingle that is covering it, do so. Then, add a dab of sealant over the nail heads.
Problem: The weatherproofing around the vent pipe has cracked plus separated.
Temporary DIY Fix: Clean the area meticulously. Use a new bead of superior-quality caulking material for exterior use or roofing adhesive concretely designed for flashing applications around the base of the vent pipe where it intersects the collar, and where the flashing assembly connects with the shingle installation.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
