Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may find our trucks close by, maybe stopping for a meal at Sugar Bowl after a hard day’s work, or perhaps you have spotted us handling a neighbor’s roofing project with Camelback Mountain as our scenery. I’ve dedicated over 30 years to the roofing profession, and trust me, your roof is not merely a collection of shingles or tiles – it’s the primary shield protecting your home, your family, and your prized possessions.
At this point, I realize what some of you might be thinking, particularly you’re capable: “Roofing? How difficult could it be? I’m able to follow a YouTube clip and toss some shingles on without help!” And I admire the DIY attitude, when it relates with something as vital as your roof, choosing the DIY option or picking the lowest-priced individual with a ladder can lead to some severe, and seriously expensive troubles later on. Thus, that’s why I want to address you at this moment about why contacting a expert roofing contractor, like us here at Exact Roofing & Construction, is simply a wise choice, it’s necessary.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That stunning Arizona sun pours down on our roofs with harsh ultraviolet (UV) radiation consistently. Reflect on what transpires to a piece of plastic sitting in the sun – it ends up damaged and cracks. The similar thing transpires to roofing materials as time goes by. The UV rays degrade the chemical bonds in asphalt shingles, causing them to detach from their protective granules, become brittle, and eventually crack. Clay and concrete tiles sustain UV more robustly, but the underlayment beneath them is still susceptible. We professionals recognize which materials have the highest UV inhibitors and are crafted to endure our local climate.
Extreme Heat & Thermal Shock: In the summertime, your roof surface can easily reach between 150°F and 180°F! When a sudden monsoon storm approaches (you know the ones, they can transform a clear day into chaos We take to the roof and conduct a thoroughgoing examination. We investigate for obvious signs like lost or damaged roofing materials, in addition to less obvious clues: granule loss in gutters in terms of asphalt shingles, broken or worn sealant around vents and flues, protruding nails, and weakened spots in the roof decking.
Tear-Off or Roof Demolition: When installing a new roof, the common approach is to take off the old roofing material down to the deck. So, why not just lay new shingles over the existing roof? Though codes may allow for it, often it’s restricted to a single layer. Yet, it contributes extra load, could mask deck problems that already exist, and typically voids the warranty coverage by manufacturers. Having a clear starting point is typically the preferred option.
Deck Inspection & Deck Repair: When the old roof is dismantled, we check the wooden roof deck generally comprised of plywood or OSB. Any water-damaged, soft, or rotted sections should be replaced. Applying a new roof on a compromised deck is like building a structure on a fragile base – it’s set up for failure.
Underlayment Installation or Tile Refelt: This acts as a key layer of safety. Traditionally, it’s typically asphalt-saturated felt, but modern man-made underlayments are far superior, especially in the current heat. They are superior in tear resistance, more water-resistant, and provide enhanced UV protection during the installation process.
Flashing Installation: This is the place many self-installations as well as novice builders struggle. Flashing is metal sometimes weatherproof barrier strips applied in relation to any roof opening – stack vents, ventilation pipes, skylight windows, roof extensions, and in the roofing valleys.
Asphalt Shingles: These tiles are installed in interlocking levels, initiating from the base and moving upwards. The nailing method is essential – a particular number of nails, arranged accurately (not overly elevated, nor too low, not overly driven, not driven too shallow). Overdriven nails compromise the roofing material; underdriven nails can pop up.
Tile (Clay/Concrete): Ceramic tiles are bulkier and call for a durable substrate and often battens for attachment. They are also laid in shingle courses. The underlayment material below the tile finish is even more vital because tiles themselves aren’t perfectly waterproof – they redirect the bulk of the liquid, but some may get through.
Cleanup: A dedicated contractor leaves the area as clean as they found it. This requires using magnetic tools to collect sharp objects, hauling away the remaining waste, and maintaining the landscaping.

We communicate effectively with them, have the capability to point out damages they may not notice, and verify the scope of work correctly represents necessary repairs or replacements as per local building regulations.
Navigating the Paperwork: Our team are familiar with the claims process and are able to help you understand the settlement amount as well as the involved steps.
Quality Roof Repair or Roof Replacement: When your claim is confirmed, we will perform the necessary work to the utmost standards, often utilizing materials that are more impact-resistant or wind-resistant than what you previously had, which can occasionally even yield savings on your future insurance payments.
We strive to facilitate a hassle-free experience and ensure that you receive the just compensation you are owed to reinstate your roof to its condition before the storm, or upgrade it if possible.
While I strongly recommend seeking a qualified roofing contractor for nearly all roofing needs, there may be a couple of very minor roof fixes you could manage if you feel at ease and you feel it is safe. SAFETY FIRST! Steer clear of a steep or unsafe roof if you aren’t skilled. and lack the necessary safety equipment. If you question your ability, please call us. We mean it.
Problem: Blocked gutters brimming with foliage can bring about water accumulation, potentially penetrate beneath the eave area or underneath the board framing.
DIY Fix (if safe to access): Using a steady ladder, meticulously clean out the drainage system. Flush with a hose to confirm they’re free of debris. This is more preventative maintenance than remediation, but critical.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Clean the area around the hole. Put a healthy coating of roof patching material on top of the hole and employ a putty knife to spread it, refining the edges.
For a missing tab (if you have a spare shingle): Softly raise the roof tile above the defective spot. Apply a few dabs of roofing cement in the area of the additional shingle. Place it into its correct spot, checking it coordinates with the others. If you can skillfully nail it without disturbing the surrounding shingles by applying roofing nails below the adjacent shingle that is on top, do so. Then, put dab of sealant above the nail heads.
Problem: The weatherproofing surrounding the exhaust pipe has cracked or moved away.
Temporary DIY Fix: Clean the area meticulously. Install a new bead of top-grade caulking material for exterior use or weatherproof sealant concretely designed for flashing applications around the footing of the flue where it meets the flashing ring, and where the flashing collar adjoins the shingle layer.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
