Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You might notice our fleet in the area, perhaps grabbing a bite at Sugar Bowl after a long day, or maybe you’ve noticed us repairing a neighbor’s roof with Camelback Mountain in the background. I have over 30 years of experience in the roofing industry, and believe me, your roof isn’t just a bunch of shingles or tiles – it serves as the first line of defense for your home, family, and cherished belongings.
Currently, I know what some of you might be thinking, particularly you’re capable: “Roofing? How tough can it really be? I could watch a YouTube tutorial and install some shingles up myself!” And even though the can-do spirit, when it involves with something as important as your roof, doing it yourself or picking the bargain contractor with a ladder can create some serious, and seriously costly problems down the road. That’s why I want to speak to you in this post about why contacting a professional roofing provider, including Exact Roofing & Construction, is more than a good idea, it’s vital.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That gorgeous Arizona sun shines down on our roofs with strong ultraviolet (UV) radiation every day. Ponder what transpires to a piece of plastic sitting in the sun – it turns damaged and cracks. The identical thing occurs to roofing materials eventually. The UV rays break down the chemical bonds in asphalt shingles, causing them to lose their protective granules, get brittle, and ultimately crack. Clay and concrete tiles hold up against UV more effectively, but the underlayment beneath them is still exposed. We professionals understand which materials have the optimal UV inhibitors and are crafted to endure our local climate.
Extreme Heat & Thermal Shock: During summer, your roof surface can hit 150-180°F! Then a sudden monsoon storm hits (you know the ones, they can turn a sunny afternoon dark in minutes We climb up and carry out a thoroughgoing examination. We search for evident signs such as absent or defective tiles, but also subtle clues: granule deterioration in gutters in terms of asphalt shingles, broken or degrading sealant around ventilators and smoke stacks, elevated nails, and soft spots in the decking.
Tear-Off or Roof Demolition: When installing a new roof, the common approach is to take off the old roofing material down to the deck surface. Isn’t it easier to roof over the existing layers? While some codes might permit this, typically only one layover is allowed. Yet, it contributes extra load, may conceal underlying issues with the deck, and typically voids the warranties from manufacturers. A complete strip is generally the best approach.
Deck Inspection & Deck Repair: When the old roof is dismantled, we look over the wooden roof deck typically made of plywood or OSB. Any water-damaged, soft, or rotted areas need to be replaced. Fitting a new roof over a deteriorated deck is just as foolish as putting up a residence on a weak ground – it’s guaranteed to collapse.
Underlayment Installation or Tile Refelt: This is a key layer of safeguarding. Conventionally, it’s asphalt-saturated felt, but modern man-made underlayments are clearly enhanced, especially in our hot conditions. They are better at resisting tears, more waterproof, and deliver superior UV shielding during setup.
Flashing Installation: This is the situation in which many amateur roofing attempts alongside novice roof installation professionals run into problems. Flashing is typically a specialized or specialized membrane pieces used around the area of any penetration through the roof – vent pipes, vent stacks, roof lights, roof features, and within the valleys of roofs.
Asphalt Shingles: These components are configured in shingled courses, launching from the eaves and progressing upward. The fastening method is critical – a particular number of nails, positioned properly (neither too high, nor too low, not over-secured, not insufficiently secured). Excessively driven nails shatter the shingle layer; Insufficiently driven nails can lift.
Tile (Clay/Concrete): Roof tiles are denser and demand a sturdy deck and often battens for attachment. They are also placed in overlapping patterns. The underlayment material under tile work is even more crucial because tiles themselves may not be perfectly waterproof – they drain the bulk of the rain, but some can leak through.
Cleanup: A skilled expert returns the site not dirtier than upon arrival. This entails using sweepers to pick up metal debris, hauling away any leftover materials, and caring for the landscaping.

Our objective is to make the process as seamless as possible to help you secure the rightful compensation you deserve to bring your roof back to its condition prior to the storm, or possibly improve it.
I highly suggest the services of a professional roofing contractor for most situations, there are some very minor repair solutions you could manage if you feel at ease and you feel it is safe. SAFETY IS PARAMOUNT! Avoid climbing onto a steep, slippery, or elevated roof unless you have experience. and don’t have proper safety gear. If you have doubts, please call us. It’s important.
Problem: Clogged gutters brimming with debris can create backups of water, possibly penetrate under the roof overhang or behind the fascia.
DIY Fix (if safe to access): Using a safe ladder, thoroughly remove debris from the gutters. Clear with a garden hose to check they’re in good condition. This is more preventative maintenance than restoration, but essential.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Prepare the area adjacent to the hole. Put a generous layer of roof sealant across the hole and leverage a putty knife to distribute it, refining the edges.
For a missing tab (if you have a spare shingle): Delicately displace the panel that is over the defective spot. Use a few blobs of roofing cement below the newly placed shingle. Slide it into its correct spot, checking it coordinates with the others. If you can precisely nail it without harm the surrounding shingles while employing roofing nails below the overlying shingle that overlaps it, do so. Then, put dab of sealant over the nail heads.
Problem: The weatherproofing at the base of the exhaust pipe has developed cracks and separated.
Temporary DIY Fix: Ensure the area is cleaned thoroughly. Apply a recently applied bead of top-grade outdoor caulk or weatherproof sealant concretely designed for flashing methods around the footing of the vent pipe where it meets the collar, and where the collar adjoins the shingle installation.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
