Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You could come across our trucks, or maybe taking a break at Sugar Bowl after a tiring day, or you might have seen us working on a neighbor’s roof with Camelback Mountain as our backdrop. With more than 30 years of experience in roofing, and I want to emphasize, your roof is not just an assortment of shingles or tiles – it acts as the essential barrier safeguarding your home, family, and valuable items.
Now, I understand what some of you might be thinking, especially if you’re good with tools: “Roofing? How challenging is it? I can look at a YouTube guide and install some shingles over on my own!” While although the enthusiasm, when it comes with something as vital as your roof, choosing the DIY option or selecting the most affordable individual with a ladder can cause some serious, and seriously costly headaches in the future. Hence, it’s why I want to discuss right now about why hiring a experienced roofing contractor, including Exact Roofing & Construction, is not only a good idea, it’s essential.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: The radiant Arizona sun beats down on our roofs with intense ultraviolet (UV) radiation consistently. Consider what occurs to a piece of plastic sitting in the sun – it turns fragile and breaks apart. The equal thing transpires to roofing materials with time. The UV rays deteriorate the chemical bonds in asphalt shingles, causing them to shed their protective granules, get brittle, and in the end crack. Clay and concrete tiles sustain UV more robustly, but the underlayment beneath them is still exposed. We professionals are aware of which materials have the optimal UV inhibitors and are crafted to tolerate our local climate.
Extreme Heat & Thermal Shock: During summer, your roof surface is capable of hitting up to 180°F! When a sudden monsoon storm approaches (you know the ones, they often transform a clear day into chaos We get up there and carry out a comprehensive examination. We examine for clear signs such as lost or broken roofing materials, as well as discreet clues: loss of granules in gutters regarding asphalt shingles, cracked or worn sealant around vents and smoke stacks, protruding nails, and soft spots in the underlayment.
Tear-Off or Roof Demolition: For a new roof installation, we often tear down the old roofing material cleaning it off to the deck. Why not do a roof layover instead? Even if it is occasionally permissible by regulations, generally, only one layover is permissible. But it does add significant weight, can cover up existing problems with the deck, often nullifies manufacturer warranties. A complete strip is often the preferred option.
Deck Inspection & Deck Repair: Once the existing roof is cleared, we check the wooden roof deck typically made of plywood or OSB. Any parts that show water-damaged, soft, or rotted sections have to be replaced. Installing a new roof on a bad deck is comparable to building a structure on a fragile base – it’s guaranteed to collapse.
Underlayment Installation or Tile Refelt: This functions as a significant layer of safety. In the past, it’s known as “tar paper”, but modern man-made underlayments are much better, especially in the current hot conditions. They are superior in tear resistance, less permeable, and provide enhanced UV protection during installation.
Flashing Installation: This is the situation in which many self-installations alongside newbie roofing workers make mistakes. Metal flashing is sometimes a specialized occasionally waterproof layer elements placed in relation to any roof entry point – stack vents, vent pipes, daylight openings, dormer constructions, and in roof valleys.
Asphalt Shingles: These tiles are mounted in shingled courses, starting from the base and moving upwards. The securement approach is essential – a particular number of nails, set accurately (not excessively high, not too low, not driven too deep, not too lightly driven). Nails that are overdriven shatter the layer of shingles; underdriven nails can come loose.
Tile (Clay/Concrete): Roof tiles are bulkier and necessitate a durable substrate and often wooden battens for secure connection. They are also installed in shingle courses. The layer underneath under the roofing tiles is even more crucial because tiles themselves often aren’t 100% waterproof – they divert the bulk of the liquid, but some might seep through.
Cleanup: An experienced service provider finishes the area as tidy as initially. This means using magnetic sweepers for hazardous materials, clearing out all debris, and protecting the landscaping.

I encourage the services of a professional roofing contractor for the majority of repairs, there may be a couple of temporary maintenance tasks you might consider handling if you have the skill and it’s safe to do so. We’re serious.
Problem: Obstructed gutters overflowing with organic matter can bring about backups of water, potentially seep under the roof’s edge or within the fascia structure.
DIY Fix (if safe to access): Using a safe ladder, carefully unclog the roof gutters. Clean using a hose to guarantee they’re free of debris. This is more regular care than restoration, but critical.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Clear the area surrounding the hole. Put a substantial layer of roofing sealant on top of the hole and employ a putty knife to smooth it, blending the edges.
For a missing tab (if you have a spare shingle): Carefully remove the roof tile that is over the damaged spot. Apply a few spots of roofing cement under the substitute shingle. Fit it into place, checking it matches with the adjacent shingles. If you can skillfully nail it without damaging the surrounding shingles with roofing nails below the higher shingle above it, do so. Then, add dab of sealant upon the nail heads.
Problem: The weatherproofing encasing the ventilation pipe shows signs of cracking or separated.
Temporary DIY Fix: Clean the area thoroughly. Use a newly added bead of superior-quality outdoor caulk or sealant for roofing specifically designed for flashing methods around the base of the exhaust pipe where it intersects the flashing ring, and where the flashing collar joins the shingle layer.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
