Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may find our trucks close by, or maybe taking a break at Sugar Bowl after a tiring day, or you may have caught us in action on a neighbor’s roof with Camelback Mountain framed behind. With more than 30 years of experience in roofing, and I want to emphasize, your roof is not just an assortment of shingles or tiles – it functions as the main protection for your residence, your loved ones, and your treasured possessions.
Right now, I recognize what some of you possibly be thinking, especially if you’re good with tools: “Roofing? How tough can it really be? I can certainly watch a YouTube lesson and put some shingles there solo!” While I admire the initiative, when it comes with something as essential as your roof, going the DIY route or hiring the most affordable worker with a ladder can lead to some significant, and extremely costly headaches in the future. That’s why I want to share at this moment about why seeking the services of a qualified roofing provider, including Exact Roofing & Construction, is more than a beneficial plan, it’s critical.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That stunning Arizona sun beats down on our roofs with severe ultraviolet (UV) radiation day after day. Reflect on what transpires to a piece of plastic out in the sun – it gets weakened and cracks. The equal thing occurs to roofing materials as time goes by. The UV rays deteriorate the chemical bonds in asphalt shingles, causing them to discard their protective granules, get brittle, and eventually crack. Clay and concrete tiles sustain UV more effectively, but the underlayment beneath them is still vulnerable. We professionals understand which materials have the optimal UV inhibitors and are engineered to endure our unique climate.
Extreme Heat & Thermal Shock: In the summertime, your roof surface can hit between 150°F and 180°F! Then a sudden monsoon storm approaches (you know the ones, they can turn a sunny afternoon dark in minutes We climb up and carry out a thoroughgoing examination. We investigate for evident signs like missing or damaged roofing materials, but also less obvious clues: granule deterioration in gutters regarding asphalt shingles, cracked or deteriorating sealant around air vents and flues, elevated nails, and weakened spots in the roof decking.
Tear-Off or Roof Demolition: For re-roofing purposes, the common approach is to take off the old roofing material down to the deck. Isn’t it easier to roof over the existing layers? Even if it is occasionally permissible by regulations, often it’s restricted to a single layer. However, it adds extra weight, could mask deck problems that already exist, and often voids the warranty coverage by manufacturers. Clearing everything is usually the ideal solution.
Deck Inspection & Deck Repair: Once the old roof has been removed, we look over the wooden roof deck commonly built from plywood or OSB. Any damaged water-damaged, soft, or rotted sections need to be replaced. Fitting a new roof over a deteriorated deck is just as foolish as building a house on a shaky foundation – it’s guaranteed to collapse.
Underlayment Installation or Tile Refelt: This represents a vital layer of defense. Conventionally, it’s asphalt-saturated felt, but modern artificial underlayments are much better, especially in these heat. They are less prone to tearing, less permeable, and offer better UV protection during the installation process.
Flashing Installation: This is the situation in which many self-installations as well as inexperienced roofing contractors struggle. Roof flashing is a metallic in some cases membrane pieces fitted near any penetration through the roof – vent pipes, ventilation pipes, skylight windows, dormers, and in the valleys of the roof.
Asphalt Shingles: These elements are mounted in stacked courses, commencing from the base and working up. The securement method is critical – a specific number of nails, positioned accurately (not too high, not too close to the base, not over-secured, not driven too shallow). Nails driven too deep break the shingle base; Nails pushed in too lightly can protrude.
Tile (Clay/Concrete): Roof tiles are bulkier and require a strong platform and often strips of wood for fixing. They are also installed in overlapping courses. The base layer under the tiles is even more crucial because tiles themselves may not be entirely water-resistant – they redirect the bulk of the rain, but some can get through.
Cleanup: An experienced service provider finishes the premises as clean as they found it. This involves employing sweepers to remove sharp objects, disposing of any leftover materials, and maintaining the landscaping.

Problem: Blocked gutters brimming with organic matter can cause backups of water, possibly flow under the eaves or underneath the fascia.
DIY Fix (if safe to access): Using a solid ladder, thoroughly unclog the drainage system. Wash with a garden hose to guarantee they’re clear. This is more routine care than fixing, but crucial.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Remove debris from the area in the vicinity of the hole. Apply a healthy amount of sealant directly onto the hole and take a putty knife to apply it, blending the edges.
For a missing tab (if you have a spare shingle): Delicately remove the shingle on top of the affected spot. Apply a few splotches of roofing cement below the replacement shingle. Fit it into its correct spot, checking it fits with the surrounding shingles. If you can cautiously nail it without impacting the surrounding shingles apply under the higher shingle that is over it, do so. Then, add dab of sealant onto the nail heads.
Problem: The adhesive next to the ventilation pipe has developed cracks or separated.
Temporary DIY Fix: Thoroughly clean the area. Install a new bead of premium outdoor caulk or roofing sealant concretely designed for flashing around the footing of the ventilation pipe where it adjoins the flashing collar, and where the ring joins the shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
