Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You might notice our fleet in the area, maybe stopping for a meal at Sugar Bowl after a hard day’s work, or you may have caught us in action on a neighbor’s roof with Camelback Mountain framed behind. Having spent 30-plus years in the roofing business, and I want to emphasize, your roof is not just an assortment of shingles or tiles – it serves as the first line of defense for your home, family, and cherished belongings.
Now, I know what some of you could be thinking, especially if you’re handy: “Roofing? How challenging is it? I can look at a YouTube lesson and throw some shingles in place solo!” However even though the self-sufficiency, when it involves with something as essential as your roof, taking the DIY approach or picking the budget person with a ladder can cause some real, and very high-priced problems down the road. Thus, that’s why I want to discuss right now about why contacting a expert roofing company, such as Exact Roofing & Construction, is not just a sound option, it’s imperative.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: The radiant Arizona sun blasts down on our roofs with severe ultraviolet (UV) radiation every day. Reflect on what happens to a piece of plastic sitting in the sun – it becomes damaged and splits. The equal thing happens to roofing materials with time. The UV rays degrade the chemical bonds in asphalt shingles, causing them to shed their protective granules, turn brittle, and ultimately crack. Clay and concrete tiles withstand UV superiorly, but the underlayment beneath them is still exposed. We professionals understand which materials have the most effective UV inhibitors and are designed to withstand our particular climate.
Extreme Heat & Thermal Shock: When summer arrives, your roof surface might soar to 150-180°F! Then a sudden monsoon storm rolls in (you know the ones, they often darken a bright day in moments We get up there and execute a thoroughgoing examination. We investigate for obvious signs including missing or damaged roofing materials, as well as discreet clues: granule loss in gutters in terms of asphalt shingles, fractured or degrading sealant around ventilators and chimneys, popped nails, and weakened spots in the substructure.
Tear-Off or Roof Demolition: For a new roof installation, we typically remove the old roofing material until we reach the deck. Isn’t it easier to roof over the existing layers? While it might be allowed by building codes, it’s usually limited to one layover. Yet, it contributes extra load, can cover up existing problems with the deck, and often voids manufacturer’s warranties. A complete strip is typically the best approach.
Deck Inspection & Deck Repair: After the previous roof is pulled down, we inspect the wooden roof deck often formed from plywood or OSB. Any water-damaged, soft, or rotted materials should be replaced. Putting a new roof on a faulty deck is just as foolish as erecting a house on an unstable foundation – it’s bound to fail.
Underlayment Installation or Tile Refelt: This represents a key layer of barrier. Previously, it’s asphalt-saturated felt, but modern synthetic underlayments are noticeably improved, especially in our hot conditions. They are more tear-resistant, better waterproofed, and give greater UV defense during the installation process.
Flashing Installation: This is the place many amateur roofing attempts and novice builders make mistakes. Metal flashing is a metal in some cases membrane elements used at any roof access – chimneys, pipes, roof lights, roof extensions, and among roof valleys.
Asphalt Shingles: These tiles are placed in layered levels, starting from the base and moving upwards. The nailing method is crucial – a determined number of nails, arranged appropriately (neither too high, not on the lower end, not overly driven, not poorly secured). Excessively driven nails damage the shingle layer; Nails driven too shallow can lift.
Tile (Clay/Concrete): Slate tiles are denser and demand a sturdy deck and often battens for installation. They are also placed in overlapping rows. The layer underneath beneath tiles is even more essential because tiles themselves may not be perfectly waterproof – they displace the bulk of the precipitation, but some can pass through.
Cleanup: An experienced service provider finishes the area as tidy as it was. This means utilizing sweepers to collect metal debris, hauling away the remaining waste, and preserving the yard.

I encourage using a licensed roofing contractor for the majority of repairs, there are minor temporary roof fixes you might be able to tackle if you are confident and it’s safe to do so. SAFETY SHOULD COME FIRST! Refrain from going on a steep or unsafe roof if you’re inexperienced. without suitable safety equipment. If you question your ability, please call us. Seriously.
Problem: Filled gutters overflowing with organic matter can create backups of water, potentially seep behind the roof overhang or behind the board.
DIY Fix (if safe to access): Using a solid ladder, thoroughly clear out the gutters. Rinse by running a hose to verify they’re functional. This is more regular care than correction, but critical.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Tidy up the area adjacent to the hole. Use a generous coating of roofing sealant directly onto the hole and employ a putty knife to smooth it, smoothing the edges.
For a missing tab (if you have a spare shingle): Delicately raise the roof tile above the defective spot. Add a few splotches of roofing cement in the area of the additional shingle. Place it into its correct spot, ensuring it aligns with the complementary shingles. If you can cautiously nail it without impacting the surrounding shingles by applying roofing nails in the area of the higher shingle that is on top, do so. Then, put dab of sealant on the nail heads.
Problem: The caulk next to the vent pipe shows signs of cracking and pulled away.
Temporary DIY Fix: Ensure the area is cleaned thoroughly. Put down a newly added bead of superior-quality outdoor caulk or roofing sealant particular designed for flashing systems around the bottom part of the flue where it meets the collar around the flashing, and where the attached collar meets the roofing shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).

• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
