Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You might spot our trucks around, maybe stopping for a meal at Sugar Bowl after a hard day’s work, or perhaps you have spotted us handling a neighbor’s roofing project with Camelback Mountain as our scenery. Having spent 30-plus years in the roofing business, and believe me, your roof is not just an assortment of shingles or tiles – it functions as the main protection for your residence, your loved ones, and your treasured possessions.
Right now, I recognize what some of you might be thinking, especially you’re handy: “Roofing? How tough can it really be? I can look at a YouTube clip and slap some shingles over on my own!” Yet I admire the enthusiasm, when it pertains with something as crucial as your roof, doing it yourself or selecting the most affordable person with a ladder can cause some real, and seriously costly complications later on. Thus, that’s why I want to share right now about why seeking the services of a professional roofing provider, for example Exact Roofing & Construction, is beyond a sound option, it’s imperative.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That gorgeous Arizona sun beats down on our roofs with severe ultraviolet (UV) radiation day after day. Ponder what takes place to a piece of plastic sitting in the sun – it ends up fragile and splits. The identical thing happens to roofing materials as time goes by. The UV rays weaken the chemical bonds in asphalt shingles, causing them to detach from their protective granules, turn brittle, and finally crack. Clay and concrete tiles hold up against UV more effectively, but the underlayment beneath them is still at risk. We professionals recognize which materials have the highest UV inhibitors and are crafted to withstand our unique climate.
Extreme Heat & Thermal Shock: During summer, your roof surface is capable of hitting between 150°F and 180°F! When a sudden monsoon storm hits (you know the ones, they often darken a bright day in moments We climb up and execute a comprehensive examination. We search for clear signs for example removed or broken roofing materials, but also less obvious clues: granular loss in gutters in terms of asphalt shingles, damaged or degrading sealant around ventilators and chimneys, popped nails, and unsteady spots in the roof decking.
Tear-Off or Roof Demolition: For roof replacement, we often tear down the old roofing material all the way to the deck. So, why not just lay new shingles over the existing roof? While it might be allowed by building codes, usually only one additional layer is allowed. Though this practice adds weight, might hide existing deck damage, often nullifies the warranties from manufacturers. Clearing everything is generally the preferred option.
Deck Inspection & Deck Repair: When the old roof is dismantled, we assess the wooden roof deck typically made of plywood or OSB. Any sections that are water-damaged, soft, or rotted sections need to be replaced. Putting a new roof on a faulty deck is like building a structure on a fragile base – it’s doomed to fail.
Underlayment Installation or Tile Refelt: This serves as a vital layer of safety. In the past, it’s often referred to as tar paper, but modern artificial underlayments are far superior, especially in the warm climate. They are more resistant to tears, better waterproofed, and offer improved UV resistance during setup.
Flashing Installation: This is the situation in which many self-installations together with newbie roof installation professionals fail. Flashing components is a metal in some cases waterproof layer pieces installed at any roof entry point – chimney stacks, exhaust ducts, light wells, roof features, and within the valleys of roofs.
Asphalt Shingles: These elements are configured in interlocking rows, beginning from the base and advancing upward. The attachment method is crucial – a specific number of nails, installed appropriately (not high up, not too low, not over-secured, not underdriven). Nails driven too deep weaken the layer of shingles; Nails driven too shallow can protrude.
Tile (Clay/Concrete): Shingle tiles are more substantial and need a solid framework and often wooden battens for attachment. They are also laid in overlapping courses. The base layer under the roofing tiles is even more vital because tiles themselves often aren’t entirely water-resistant – they redirect the bulk of the moisture, but some get get through.
Cleanup: A skilled expert completes the premises at least as spotless as it was. This involves utilizing magnetic tools for sharp objects, transporting all debris, and maintaining your landscaping.

I would advise using a licensed roofing contractor for most roofing projects, there are minor slight roof repair fixes you might consider handling if you are confident and it is appropriate. Problem: Blocked gutters spilling over with leaves can lead to water backup, that might leak beneath the edge of the roof or on the backside of the fascia structure.
DIY Fix (if safe to access): Using a solid ladder, meticulously unclog the roof gutters. Rinse using a hose to check they’re functional. This is more maintenance than repair, but crucial.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Prepare the area surrounding the hole. Put a healthy glob of roof patching material directly onto the hole and utilize a putty knife to distribute it, blending the edges.
For a missing tab (if you have a spare shingle): Delicately elevate the roof tile above the defective spot. Use a few blobs of roofing cement under the additional shingle. Fit it into position, confirming it matches with the others. If you can cautiously nail it without damaging the surrounding shingles utilize under the overlapping shingle that is covering it, do so. Then, add a dab of sealant upon the nail heads.
Problem: The sealant at the base of the vent pipe has developed cracks plus pulled away.
Temporary DIY Fix: Perform a thorough cleaning of the area. Use a newly added bead of top-grade exterior-grade caulk or roof sealant concretely designed for flashing installation around the section of the vent pipe where it meets the flashing ring, and where the flashing assembly connects with the shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
