Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may find our trucks close by, possibly enjoying a snack at Sugar Bowl following a busy day, or you might have seen us working on a neighbor’s roof with Camelback Mountain as our backdrop. With more than 30 years of experience in roofing, and trust me, your roof isn’t just a bunch of shingles or tiles – it acts as the essential barrier safeguarding your home, family, and valuable items.
Right now, I know what some of you are likely to be thinking, especially if you’re handy: “Roofing? How complicated can it actually be?” I can view a YouTube video and install some shingles up myself!” And I appreciate the DIY attitude, when it relates with something as vital as your roof, taking the DIY approach or selecting the most affordable individual with a ladder can cause some major, and seriously financially burdensome issues in time. This is why I want to speak to you today about why calling a skilled roofing contractor, like Exact Roofing & Construction, is beyond a smart decision, it’s critical.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: The radiant Arizona sun blasts down on our roofs with severe ultraviolet (UV) radiation daily. Consider what happens to a piece of plastic exposed to the sun – it turns brittle and breaks apart. The equal thing happens to roofing materials with time. The UV rays deteriorate the chemical bonds in asphalt shingles, causing them to detach from their protective granules, become brittle, and eventually crack. Clay and concrete tiles withstand UV more effectively, but the underlayment beneath them is still exposed. We professionals know which materials have the best UV inhibitors and are crafted to withstand our unique climate.
Extreme Heat & Thermal Shock: During summer, your roof surface can easily reach 150-180°F! When a sudden monsoon storm arrives (you know the ones, they can transform a clear day into chaos We get up there and execute a thoroughgoing examination. We search for noticeable signs including lost or damaged tiles, in addition to faint clues: granular loss in gutters in terms of asphalt shingles, cracked or failing sealant around vents and smoke stacks, elevated nails, and spongy spots in the roof decking.
Tear-Off or Roof Demolition: For roof replacement, we often tear down the old roofing material down to the deck surface. What’s wrong with a layover instead? While some codes might permit this, usually only one additional layer is allowed. But it does add significant weight, can cover up existing problems with the deck, can lead to the voiding of manufacturer warranties. A clean slate is generally the most advisable course.
Deck Inspection & Deck Repair: After the old roof is taken off, we check the wooden roof deck often formed from plywood or OSB. Any water-damaged, soft, or rotted parts must get replaced. Installing a new roof on a bad deck is like erecting a house on an unstable foundation – it’s doomed to fail.
Underlayment Installation or Tile Refelt: This functions as an essential layer of defense. In the past, it’s asphalt-saturated felt, but modern artificial underlayments are noticeably improved, especially in the current hot conditions. They are superior in tear resistance, more waterproof, and provide enhanced UV protection during setup.
Flashing Installation: This is the situation in which many DIY projects plus inexperienced roofers struggle. Flashing components is typically a specialized and waterproof layer elements fitted around the area of any roof access – vent pipes, pipes, skylight windows, dormer constructions, and in roof valleys.
Asphalt Shingles: These elements are mounted in interlocking courses, initiating from the lower edge and ascending. The fixing method is essential – a precise number of nails, positioned properly (not excessively high, not too low, not driven too deep, not insufficiently secured). Overdriven nails weaken the shingle layer; Nails pushed in too lightly can rise.
Tile (Clay/Concrete): Slate tiles are denser and need a sturdy substrate and often support brackets for installation. They are also installed in shingle courses. The underlayment below the tile finish is even more crucial because tiles themselves are not perfectly waterproof – they shed the bulk of the moisture, but some could get through.
Cleanup: A skilled expert leaves the premises as tidy as when they arrived. This includes using magnetic devices to clear out sharp objects, clearing out the remaining waste, and maintaining the yard.

I would advise hiring a professional roofing contractor for most situations, there are a few very minor repairs you might consider handling if you feel at ease and it is appropriate. SAFETY FIRST! Do not step onto a high, wet, or sloped roof if you’re inexperienced. if you don’t possess proper safety gear. If you don’t feel confident, get in touch with us. We mean it.
Problem: Filled gutters overflowing with leaves can bring about water backup, that can seep beneath the roof overhang or underneath the board.
DIY Fix (if safe to access): Using a firm ladder, gently unclog the gutters. Flush with a garden hose to ensure they’re functional. This is more regular care than repair, but necessary.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Tidy up the area near the hole. Spread a ample coating of roofing sealant directly onto the hole and utilize a putty knife to spread it, smoothing the edges.
For a missing tab (if you have a spare shingle): Softly elevate the panel above the damaged area spot. Put a few dabs of roofing cement in the area of the additional shingle. Position it into place, making sure it aligns with the others. If you can cautiously nail it without impacting the surrounding shingles with roofing nails along the overlapping shingle that is over it, do so. Then, put dab of sealant above the nail heads.
Problem: The weatherproofing encasing the ventilation pipe has cracked and moved away.
Temporary DIY Fix: Thoroughly clean the area. Put down a recently applied bead of top-grade caulking material for exterior use or weatherproof sealant concretely designed for flashing systems around the footing of the flue where it intersects the collar, and where the collar adjoins the shingle layer.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
