Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may find our trucks close by, possibly enjoying a snack at Sugar Bowl following a busy day, or perhaps you have spotted us handling a neighbor’s roofing project with Camelback Mountain as our scenery. Having spent 30-plus years in the roofing business, and believe me, your roof isn’t just a bunch of shingles or tiles – it is the critical shield that protects your house, your family, and your beloved items.
At this point, I understand what some of you might be thinking, particularly you’re crafty: “Roofing? Is it really that hard? I can check out a YouTube guide and install some shingles on solo!” And although the DIY attitude, when it relates with something as essential as your roof, choosing the DIY option or hiring the cheapest individual with a ladder can create some severe, and seriously financially burdensome complications later on. Thus, that’s why I want to share right now about why contacting a expert roofing company, for example Exact Roofing & Construction, is not just a sound option, it’s necessary.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That gorgeous Arizona sun beats down on our roofs with severe ultraviolet (UV) radiation consistently. Reflect on what occurs to a piece of plastic left out in the sun – it gets fragile and breaks apart. The equal thing takes place to roofing materials eventually. The UV rays degrade the chemical bonds in asphalt shingles, causing them to detach from their protective granules, be brittle, and finally crack. Clay and concrete tiles resist UV more robustly, but the underlayment beneath them is still at risk. We professionals understand which materials have the highest UV inhibitors and are engineered to withstand our unique climate.
Extreme Heat & Thermal Shock: In the summertime, your roof surface can easily reach 150-180°F! When a sudden monsoon storm hits (you know the ones, they often transform a clear day into chaos We take to the roof and conduct a comprehensive examination. We examine for obvious signs like removed or worn roofing materials, in addition to less obvious clues: granule loss in gutters on asphalt roofs, cracked or worn sealant around air vents and chimneys, elevated nails, and spongy spots in the decking.
Tear-Off or Roof Demolition: For re-roofing purposes, we usually strip away the old roofing material down to the deck surface. Why not do a roof layover instead? While some codes might permit this, generally, only one layover is permissible. But it does add significant weight, may conceal underlying issues with the deck, and typically voids manufacturer warranties. Clearing everything is almost always the preferred option.
Deck Inspection & Deck Repair: After the previous roof is pulled down, we examine the wooden roof deck usually constructed with plywood or OSB. Any water-damaged, soft, or rotted materials need to be replaced. Constructing a new roof on a weak deck is like building a house on a shaky foundation – it’s doomed to fail.
Underlayment Installation or Tile Refelt: This represents an essential layer of protection. Conventionally, it’s asphalt-saturated felt, but modern synthetic underlayments are far superior, especially in these hot conditions. They are superior in tear resistance, more waterproof, and offer improved UV resistance during the application.
Flashing Installation: This is where many self-installations and untrained roofing contractors struggle. The flashing is a metallic and specialized membrane pieces placed near any roof entry point – flues, ventilation pipes, daylight openings, dormer constructions, and within the valleys of roofs.
Asphalt Shingles: These shingles are mounted in stacked courses, launching from the lower edge and working up. The attachment style is vital – a exact number of nails, positioned accurately (not excessively high, not on the lower end, not pushed too far in, not poorly secured). Nails punched in too deep break the shingle layer; Nails not driven deep enough can lift.
Tile (Clay/Concrete): Slate tiles are bulkier and need a strong roofing deck and often wood strips for secure connection. They are also installed in overlapping patterns. The underlayment under the tiles is even more vital because tiles themselves often aren’t completely waterproof – they redirect the bulk of the precipitation, but some may pass through.
Cleanup: A dedicated contractor leaves the site as tidy as when they arrived. This involves utilizing magnetic tools to remove sharp objects, removing all debris, and safeguarding the garden.

Our aim is to ensure the process runs smoothly to help you secure the fair compensation you’re entitled to to return your roof to its original state before the storm, or upgrade it if possible.
I highly suggest using a licensed roofing contractor for the majority of repairs, there may be a couple of small maintenance tasks you might be able to tackle if you’re comfortable and you feel it is safe. SAFETY IS PARAMOUNT! Do not step onto a steep, wet, or high roof if you’re not experienced. and don’t have proper safety gear. If you don’t feel confident, contact us. Seriously.
Problem: Filled gutters overflowing with debris can cause water accumulation, that can penetrate behind the eave area or within fascia boards.
DIY Fix (if safe to access): Using a steady ladder, carefully clean out the roof gutters. Rinse with a hose to ensure they’re in good condition. This is more upkeep than correction, but crucial.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Remove debris from the area surrounding the hole. Put a generous glob of roofing cement on top of the hole and employ a putty knife to distribute it, feathering the edges.
For a missing tab (if you have a spare shingle): Lightly lift the panel on top of the affected spot. Add a few dabs of roofing cement below the newly placed shingle. Slide it into position, ensuring it matches with the others. If you can cautiously nail it without harm the surrounding shingles using roofing nails beneath the covering shingle that overlaps it, do so. Then, place dab of sealant upon the nail heads.
Problem: The sealant material next to the ventilation pipe has become cracked and pulled away.
Temporary DIY Fix: Ensure the area is cleaned thoroughly. Install a new bead of premium caulking material for exterior use or weatherproof sealant particular designed for flashing applications around the bottom part of the exhaust pipe where it meets the flashing component, and where the flashing assembly intersects the roofing shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
