Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You might spot our trucks around, or perhaps having a meal at Sugar Bowl after an exhausting day, or perhaps you have observed us working on roofing for a neighbor with the stunning Camelback Mountain behind us. With more than 30 years of experience in roofing, and believe me, your roof is not just an assortment of shingles or tiles – it functions as the main protection for your residence, your loved ones, and your treasured possessions.
At this point, I realize what some of you may be thinking, notably if you’re good with tools: “Roofing? How tough can it really be? I would follow a YouTube lesson and slap some shingles there by myself!” And even though the self-sufficiency, when it deals with something as essential as your roof, venturing into DIY or picking the budget individual with a ladder can create some real, and very costly complications in time. This is why I want to talk to you at this moment about why contacting a professional roofing specialist, like us here at Exact Roofing & Construction, is not just a good idea, it’s essential.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: The beautiful Arizona sun shines down on our roofs with intense ultraviolet (UV) radiation daily. Think about what occurs to a piece of plastic left out in the sun – it gets weakened and breaks apart. The identical thing takes place to roofing materials with time. The UV rays deteriorate the chemical bonds in asphalt shingles, causing them to lose their protective granules, become brittle, and in the end crack. Clay and concrete tiles hold up against UV superiorly, but the underlayment beneath them is still exposed. We professionals are aware of which materials have the optimal UV inhibitors and are designed to brave our local climate.
Extreme Heat & Thermal Shock: In the summertime, your roof surface might soar to temperatures between 150 and 180 degrees Fahrenheit! Then a sudden monsoon storm approaches (you know the ones, they can darken a bright day in moments We ascend and conduct a comprehensive examination. We investigate for clear signs such as lost or damaged roof tiles, but also less obvious clues: loss of granules in gutters (for asphalt shingles), fractured or deteriorating sealant around air vents and chimneys, popped nails, and soft spots in the substructure.
Tear-Off or Roof Demolition: When installing a new roof, we usually strip away the old roofing material all the way to the deck. So, why not just lay new shingles over the existing roof? While it might be allowed by building codes, typically only one layover is allowed. Though this practice adds weight, can cover up existing problems with the deck, often nullifies manufacturer’s warranties. A complete strip is typically the preferred option.
Deck Inspection & Deck Repair: When the old roof is dismantled, we check the wooden roof deck commonly built from plywood or OSB. Any parts that show water-damaged, soft, or rotted parts must be replaced. Fitting a new roof over a deteriorated deck is akin to putting up a residence on a weak ground – it’s set up for failure.
Underlayment Installation or Tile Refelt: This represents a crucial layer of barrier. In the past, it’s asphalt-saturated felt, but modern synthetic underlayments are far superior, especially in the temperature. They are better at resisting tears, better waterproofed, and offer improved UV resistance during the installation process.
Flashing Installation: This is the situation in which many amateur roofing attempts alongside less skilled roofers struggle. Metal flashing is metal sometimes fabric material pieces applied near any penetration through the roof – vent pipes, vent pipes, daylight openings, dormer constructions, and within the valleys of roofs.
Asphalt Shingles: These tiles are mounted in overlapping courses, starting from the lower edge and advancing upward. The fastening approach is essential – a exact number of nails, arranged accurately (not overly elevated, nor too low, not pushed too far in, not insufficiently secured). Nails that are overdriven break the shingle mat; underdriven nails can rise.
Tile (Clay/Concrete): Slate tiles are denser and necessitate a robust roofing deck and often wooden battens for installation. They are also fitted in layered sections. The substrate beneath under tile work is even more crucial because tiles themselves may not be completely waterproof – they displace the bulk of the liquid, but some may seep through.
Cleanup: A true professional returns the site as clean as they found it. This involves running magnetic tools to clear out metal debris, hauling away all debris, and safeguarding the garden.

We strive to facilitate a hassle-free experience and make sure you obtain the rightful compensation you deserve to restore your roof to its pre-storm condition, or to a better condition.
I firmly advocate using a licensed roofing contractor for most situations, there exist a handful of short-term roof repair fixes you can attempt if you have the skill and it’s safe to do so. SAFETY FIRST! Avoid climbing onto a steep or unsafe roof unless you have experience. if you don’t possess proper safety gear. If you’re unsure, please call us. No joke.
Problem: Obstructed gutters flooding with leaves can result in water backup, potentially penetrate under the roof’s edge or inside the fascia.
DIY Fix (if safe to access): Using a solid ladder, carefully clean out the eaves. Flush with a garden hose to verify they’re in good condition. This is more routine care than fixing, but important.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Tidy up the area adjacent to the hole. Distribute a considerable dab of roof patching material over the hole and take a putty knife to spread it, softening the edges.
For a missing tab (if you have a spare shingle): Delicately elevate the panel above the affected spot. Apply a few splotches of roofing cement in the area of the new shingle. Position it into positioning, confirming it matches with the surrounding shingles. If you can precisely nail it without impacting the surrounding shingles (use along the overlying shingle that overlaps it, do so. Then, apply dab of sealant upon the nail heads.
Problem: The adhesive surrounding the air vent has developed cracks plus moved away.
Temporary DIY Fix: Clean the area thoroughly. Use a newly-mixed bead of exterior-grade exterior sealant or roofing adhesive specially designed for flashing methods around the foundation of the ventilation pipe where it connects with the flashing ring, and where the collar intersects the roof shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
