Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may see our vehicles nearby, or perhaps having a meal at Sugar Bowl after an exhausting day, or maybe you’ve noticed us repairing a neighbor’s roof with Camelback Mountain in the background. I’ve been in the roofing game for over 30 years, and believe me, your roof represents more than just shingles and tiles – it acts as the essential barrier safeguarding your home, family, and valuable items.
Right now, I recognize what some of you may be thinking, especially you’re handy: “Roofing? How tough can it really be? I can certainly watch a YouTube guide and toss some shingles on solo!” But although the self-sufficiency, when it deals with something as critical as your roof, venturing into DIY or selecting the lowest-priced contractor with a ladder can lead to some major, and seriously financially burdensome troubles in the future. That’s why I want to share right now about why hiring a professional roofing expert, including Exact Roofing & Construction, is not only a sound option, it’s vital.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That stunning Arizona sun shines down on our roofs with intense ultraviolet (UV) radiation daily. Consider what transpires to a piece of plastic sitting in the sun – it ends up brittle and breaks. The same thing happens to roofing materials over time. The UV rays break down the chemical bonds in asphalt shingles, causing them to lose their protective granules, turn brittle, and in the end crack. Clay and concrete tiles hold up against UV more robustly, but the underlayment beneath them is still exposed. We professionals are aware of which materials have the optimal UV inhibitors and are formulated to tolerate our particular climate.
Extreme Heat & Thermal Shock: During summer, your roof surface can easily reach 150-180°F! Then a sudden monsoon storm rolls in (you know the ones, they can transform a clear day into chaos We climb up and carry out a thoroughgoing examination. We investigate for clear signs such as removed or worn tiles, as well as subtle clues: granule deterioration in gutters on asphalt roofs, broken or deteriorating sealant around air vents and smoke stacks, loose nails, and spongy spots in the decking.
Tear-Off or Roof Demolition: For a new roof installation, we often tear down the old roofing material cleaning it off to the deck. Isn’t it easier to roof over the existing layers? Although this can sometimes be permitted by code, generally, only one layover is permissible. But it does add significant weight, could mask deck problems that already exist, can lead to the voiding of the guarantees offered by manufacturers. Starting fresh is often the most advisable course.
Deck Inspection & Deck Repair: When the old roof is dismantled, we check the wooden roof deck generally comprised of plywood or OSB. Any water-damaged, soft, or rotted areas should be replaced. Installing a new roof on a bad deck is just as foolish as constructing a home on a wobbly basis – it’s bound to fail.
Underlayment Installation or Tile Refelt: This acts as a significant layer of safety. Conventionally, it’s known as “tar paper”, but modern synthetic underlayments are clearly enhanced, especially in this hot conditions. They are more resistant to tears, superior in waterproofing, and offer better UV protection during installation.
Flashing Installation: This is where many amateur roofing attempts together with inexperienced roofers fail. Flashing components is sometimes a specialized in some cases fabric material pieces installed around the area of any penetration through the roof – chimney stacks, vent pipes, skylights, dormer constructions, and in the valleys of the roof.
Asphalt Shingles: These tiles are placed in shingled courses, beginning from the lower edge and ascending. The securement method is essential – a precise number of nails, arranged correctly (not too high, not too low, not pushed too far in, not driven too shallow). Overdriven nails compromise the layer of shingles; Insufficiently driven nails can come loose.
Tile (Clay/Concrete): Slate tiles are heavier and demand a robust framework and often wooden battens for attachment. They are also fitted in overlapping courses. The base layer beneath tiles is even more important because tiles themselves aren’t totally impervious to water – they drain the bulk of the water, but some get leak through.
Cleanup: A true professional finishes the site in at least as pristine a condition as upon arrival. This entails deploying specialized equipment to pick up nails, removing all debris, and protecting the yard.

Our aim is to ensure the process runs smoothly to help you secure the compensation you are entitled to to bring your roof back to its condition prior to the storm, or upgrade it if possible.
I encourage seeking a qualified roofing contractor for the majority of repairs, there are a few small roof fixes you could try doing if you are confident and it’s safe to do so. SAFETY IS PARAMOUNT! Steer clear of a steep, slippery, or elevated roof unless you have experience. and don’t have proper safety gear. If you don’t feel confident, reach out to us. Seriously.
Problem: Blocked gutters brimming with organic matter can result in water retention, that can leak behind the roof overhang or inside the board.
DIY Fix (if safe to access): Using a firm ladder, thoroughly clear out the rain gutters. Clear with water from a hose to check they’re free of debris. This is more regular care than repair, but important.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Prepare the area around the hole. Use a considerable dab of roof patching material across the hole and leverage a putty knife to spread it, feathering the edges.
For a missing tab (if you have a spare shingle): Gently elevate the roof shingle overlying the damaged area spot. Put a few dabs of roofing cement in the area of the replacement shingle. Insert it into alignment, ensuring it aligns with the complementary shingles. If you can gently nail it without damaging the surrounding shingles take advantage of) roofing nails along the adjacent shingle that is over it, do so. Then, apply dab of sealant above the nail heads.
Problem: The caulk at the base of the air vent has developed cracks and come loose.
Temporary DIY Fix: Thoroughly clean the area. Spread a recently applied bead of high-quality caulking material for exterior use or sealant for roofing specifically designed for flashing methods around the foundation of the vent pipe where it adjoins the collar around the flashing, and where the flashing collar adjoins the roof shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
