Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You may find our trucks close by, possibly enjoying a snack at Sugar Bowl following a busy day, or perhaps you have observed us working on roofing for a neighbor with the stunning Camelback Mountain behind us. Having spent 30-plus years in the roofing business, and let me tell you, your roofing system is more than just shingles or tiles – it acts as the essential barrier safeguarding your home, family, and valuable items.
At this point, I acknowledge what some of you are likely to be thinking, especially if you’re capable: “Roofing? How tough can it really be? I could view a YouTube video and put some shingles over on my own!” However although the DIY attitude, when it deals with something as vital as your roof, going the DIY route or picking the lowest-priced worker with a ladder can create some major, and truly pricey headaches in the future. This is why I want to discuss right now about why reaching out to a professional roofing expert, such as Exact Roofing & Construction, is beyond a sound option, it’s vital.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: That gorgeous Arizona sun pours down on our roofs with strong ultraviolet (UV) radiation consistently. Ponder what takes place to a piece of plastic exposed to the sun – it ends up brittle and breaks apart. The identical thing transpires to roofing materials as time goes by. The UV rays deteriorate the chemical bonds in asphalt shingles, causing them to shed their protective granules, get brittle, and in the end crack. Clay and concrete tiles resist UV better, but the underlayment beneath them is still exposed. We professionals are aware of which materials have the best UV inhibitors and are crafted to withstand our specific climate.
Extreme Heat & Thermal Shock: When summer arrives, your roof surface might soar to 150-180°F! When a sudden monsoon storm approaches (you know the ones, they often turn a sunny afternoon dark in minutes We get up there and perform a thoroughgoing examination. We identify obvious signs such as removed or damaged shingles, as well as subtle clues: granule loss in gutters on asphalt roofs, damaged or deteriorating sealant around vents and chimneys, elevated nails, and weakened spots in the substructure.
Tear-Off or Roof Demolition: In the case of a new roofing job, it’s standard practice to tear off the old roofing material cleaning it off to the deck. What’s wrong with a layover instead? Although this can sometimes be permitted by code, it’s usually limited to one layover. Yet, it contributes extra load, can obfuscate pre-existing deck issues, often nullifies manufacturer’s warranties. A complete strip is generally the ideal solution.
Deck Inspection & Deck Repair: After the previous roof is pulled down, we examine the wooden roof deck usually constructed with plywood or OSB. Any areas that are water-damaged, soft, or rotted spots should be replaced. Putting a new roof on a faulty deck is similar to erecting a house on an unstable foundation – it’s set up for failure.
Underlayment Installation or Tile Refelt: This functions as a crucial layer of safety. Historically, it’s asphalt-saturated felt, but modern man-made underlayments are much better, especially in these temperature. They are superior in tear resistance, superior in waterproofing, and give greater UV defense during the installation process.
Flashing Installation: This is a common scenario where many amateur roofing attempts together with less skilled roof installation professionals make mistakes. The flashing is a metal in some cases weatherproof barrier sections installed around the area of any penetration through the roof – stack vents, vent stacks, skylights, dormer windows, and among roof valleys.
Asphalt Shingles: These components are installed in interlocking courses, starting from the base and advancing upward. The attachment style is vital – a specific number of nails, arranged properly (not excessively high, not too close to the base, not over-secured, not poorly secured). Excessively driven nails shatter the layer of shingles; Nails driven too shallow can protrude.
Tile (Clay/Concrete): Shingle tiles are weightier and call for a robust substrate and often strips of wood for attachment. They are also fitted in shingle courses. The layer underneath beneath tiles is even more critical because tiles themselves are generally not completely waterproof – they displace the bulk of the moisture, but some might pass through.
Cleanup: A true professional finishes the area in at least as pristine a condition as upon arrival. This includes running magnetic devices to clear out hazardous materials, disposing of excess debris, and protecting the garden.

While I strongly recommend enlisting a skilled roofing contractor for the majority of repairs, there exist a handful of very minor roof fixes you could try doing if you’re comfortable and it is appropriate. Problem: Clogged gutters spilling over with foliage can create water retention, possibly trickle beneath the roof’s edge or inside the board framing.
DIY Fix (if safe to access): Using a steady ladder, gently maintain the gutters. Rinse with a garden hose to confirm they’re in good condition. This is more regular care than fixing, but essential.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Clean the area adjacent to the hole. Put a healthy layer of roofing cement across the hole and utilize a putty knife to evenly layer it, refining the edges.
For a missing tab (if you have a spare shingle): Lightly displace the panel over the defective spot. Use a few dabs of roofing cement under the replacement shingle. Place it into alignment, verifying it matches with the existing shingles. If you can gently nail it without impacting the surrounding shingles utilize along the overlying shingle that overlaps it, do so. Then, apply dab of sealant over the nail heads.
Problem: The weatherproofing at the base of the vent pipe has developed cracks or pulled away.
Temporary DIY Fix: Clean the area thoroughly. Apply a newly added bead of high-quality caulking material for exterior use or roofing sealant concretely designed for flashing installation around the base of the vent pipe where it connects with the collar around the flashing, and where the flashing collar intersects the roof shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
