Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You could come across our trucks, possibly enjoying a snack at Sugar Bowl following a busy day, or maybe you’ve noticed us repairing a neighbor’s roof with Camelback Mountain in the background. I have over 30 years of experience in the roofing industry, and let me tell you, your roof is not merely a collection of shingles or tiles – it is the critical shield that protects your house, your family, and your beloved items.
In this moment, I realize what some of you might be thinking, especially considering you’re good with tools: “Roofing? How challenging is it? I would follow a YouTube tutorial and install some shingles in place by myself!” Yet I admire the self-sufficiency, when it relates with something as vital as your roof, choosing the DIY option or contracting the most affordable individual with a ladder can create some significant, and very high-priced issues in time. Hence, it’s why I want to share right now about why hiring a skilled roofing company, such as Exact Roofing & Construction, is not just a sound option, it’s essential.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: The beautiful Arizona sun beats down on our roofs with harsh ultraviolet (UV) radiation every day. Ponder what happens to a piece of plastic sitting in the sun – it ends up fragile and cracks. The identical thing transpires to roofing materials as time goes by. The UV rays break down the chemical bonds in asphalt shingles, causing them to shed their protective granules, turn brittle, and in the end crack. Clay and concrete tiles resist UV superiorly, but the underlayment beneath them is still vulnerable. We professionals know which materials have the best UV inhibitors and are formulated to tolerate our local climate.
Extreme Heat & Thermal Shock: In the summertime, your roof surface is capable of hitting 150-180°F! Then a sudden monsoon storm rolls in (you know the ones, they often transform a clear day into chaos We take to the roof and carry out a thoroughgoing examination. We search for evident signs such as lost or broken roofing materials, in addition to less obvious clues: granule deterioration in gutters (for asphalt shingles), broken or failing sealant around air vents and flues, protruding nails, and unsteady spots in the underlayment.
Tear-Off or Roof Demolition: In the case of a new roofing job, the common approach is to take off the old roofing material cleaning it off to the deck. Why not just put new roofing over the old material Though codes may allow for it, generally, only one layover is permissible. Yet, it contributes extra load, could mask deck problems that already exist, frequently negates manufacturer warranties. A complete strip is almost always the best approach.
Deck Inspection & Deck Repair: After the previous roof is pulled down, we look over the wooden roof deck usually constructed with plywood or OSB. Any sections that are water-damaged, soft, or rotted areas must be replaced. Applying a new roof on a compromised deck is like putting up a residence on a weak ground – it’s destined to fail.
Underlayment Installation or Tile Refelt: This acts as a vital layer of safety. Traditionally, it’s known as “tar paper”, but modern newer underlayments are far superior, especially in the hot conditions. They are superior in tear resistance, better waterproofed, and offer better UV protection during setup.
Flashing Installation: This is the situation in which many home improvement tasks and untrained builders make mistakes. The flashing is a metal in some cases fabric material pieces applied around the area of any roof entry point – chimney stacks, exhaust ducts, skylight windows, dormer constructions, and in the roofing valleys.
Asphalt Shingles: These roofing materials are configured in layered layers, launching from the foundation and advancing upward. The attachment technique is important – a exact number of nails, placed properly (neither too high, not beneath the desired level, not driven too deep, not driven too shallow). Overdriven nails damage the layer of shingles; Insufficiently driven nails can rise.
Tile (Clay/Concrete): Shingle tiles are denser and require a strong framework and often wooden battens for attachment. They are also placed in overlapping courses. The layer underneath under the tiles is even more critical because tiles themselves may not be completely waterproof – they displace the bulk of the liquid, but some could penetrate.
Cleanup: A skilled expert finishes your property in at least as pristine a condition as upon arrival. This involves deploying magnetic tools to remove ferrous objects, removing all waste, and caring for the yard.

I firmly advocate using a licensed roofing contractor for the majority of repairs, there are minor temporary maintenance tasks you can attempt if you have the skill and it’s safe to do so. SAFETY SHOULD COME FIRST! Do not step onto any steep, wet, or tall roof if you aren’t skilled. if you don’t possess proper safety gear. If you don’t feel confident, contact us. No joke.
Problem: Filled gutters spilling over with organic matter can create water accumulation, potentially flow behind the eaves or behind the fascia.
DIY Fix (if safe to access): Using a firm ladder, meticulously clean out the drainage system. Flush with a garden hose to verify they’re in good condition. This is more maintenance than repair, but essential.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Clear the area surrounding the hole. Put a substantial amount of roofing cement upon the hole and leverage a putty knife to distribute it, softening the edges.
For a missing tab (if you have a spare shingle): Softly displace the shingle that is over the damaged area spot. Put a few dabs of roofing cement in the area of the newly placed shingle. Position it into position, checking it fits with the surrounding shingles. If you can precisely nail it without disturbing the surrounding shingles while employing roofing nails in the area of the overlying shingle that overlaps it, do so. Then, add dab of sealant over the nail heads.
Problem: The weatherproofing surrounding the air vent has developed cracks and come loose.
Temporary DIY Fix: Clean the area thoroughly. Apply a new bead of premium exterior-grade caulk or sealant for roofing specifically designed for flashing around the section of the ventilation pipe where it connects with the flashing collar, and where the attached collar intersects the roofing shingles.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.
• Leaks you can’t find the source of.
• Significant storm damage (lots of missing shingles, large hail dents).
• Any repair on a steep or high roof.
• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
• If you see soft spots on your roof or water stains on your ceiling.
• Basically, for anything more than the tiny, temporary fixes mentioned above.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
