Tear-Off or Roof Demolition: For roof replacement, the common approach is to take off the old roofing material down to the deck surface. Isn’t it easier to roof over the existing layers? Even if it is occasionally permissible by regulations, often it’s restricted to a single layer. But it does add significant weight, could mask deck problems that already exist, and often voids manufacturer’s warranties. Having a clear starting point is often the preferred option.
Deck Inspection & Deck Repair: After the old roof is taken off, we look over the wooden roof deck typically made of plywood or OSB. Fit it into position, checking it lines up with the existing shingles. If you can gently nail it without damaging the surrounding shingles utilize under the adjacent shingle that overlaps it, do so. Then, place dab of sealant over the nail heads.
Problem: The adhesive next to the exhaust pipe has cracked plus detached.
Temporary DIY Fix: Ensure the area is cleaned thoroughly. Put down a newly added bead of premium weather-resistant caulk or roofing sealant specifically designed for flashing applications around the footing of the exhaust pipe where it meets the flashing component, and where the collar connects with the shingle layer.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.

• Significant storm damage (lots of missing shingles, large hail dents).

• If your roof is old (15+ years for many asphalt shingle roofs, 20+ years for tile refelt).
