Todd Michaelis here, owner of Exact Roofing and Construction, right here in sunny (and sometimes stormy!) Scottsdale, Arizona. You could come across our trucks, or maybe taking a break at Sugar Bowl after a tiring day, or you may have caught us in action on a neighbor’s roof with Camelback Mountain framed behind. I have over 30 years of experience in the roofing industry, and let me tell you, your roof is not just an assortment of shingles or tiles – it serves as the first line of defense for your home, family, and cherished belongings.
Now, I realize what some of you may be thinking, especially you’re handy: “Roofing? How difficult could it be? I could check out a YouTube guide and install some shingles over myself!” But even though the self-sufficiency, when it deals with something as important as your roof, choosing the DIY option or selecting the bargain person with a ladder can result in some serious, and truly costly troubles later on. Thus, that’s why I want to talk to you today about why contacting a skilled roofing specialist, such as Exact Roofing & Construction, is simply a wise choice, it’s critical.
Living in the Valley of the Sun is fantastic, right? We’ve got sunshine pretty much year-round, beautiful desert landscapes like the McDowell Sonoran Preserve, and mild winters. But let’s be real, our weather can be brutal on roofs.
The Relentless Sun & UV Radiation: The beautiful Arizona sun blasts down on our roofs with strong ultraviolet (UV) radiation every day. Ponder what transpires to a piece of plastic exposed to the sun – it gets brittle and splits. The same thing happens to roofing materials with time. The UV rays degrade the chemical bonds in asphalt shingles, causing them to discard their protective granules, be brittle, and eventually crack. Clay and concrete tiles resist UV more effectively, but the underlayment beneath them is still vulnerable. We professionals are aware of which materials have the best UV inhibitors and are crafted to withstand our local climate.
Extreme Heat & Thermal Shock: When summer arrives, your roof surface might soar to up to 180°F! When a sudden monsoon storm approaches (you know the ones, they can turn a sunny afternoon dark in minutes We get up there and perform a thoroughgoing examination. We investigate for clear signs including absent or defective tiles, as well as subtle clues: granule loss in gutters (for asphalt shingles), broken or worn sealant around air vents and smoke stacks, protruding nails, and soft spots in the decking.
Tear-Off or Roof Demolition: For re-roofing purposes, it’s standard practice to tear off the old roofing material until we reach the deck. Why not just put new roofing over the old material Although this can sometimes be permitted by code, it’s usually limited to one layover. Though this practice adds weight, might hide existing deck damage, often nullifies manufacturer’s warranties. Clearing everything is generally the best approach.
Deck Inspection & Deck Repair: After the previous roof is pulled down, we look over the wooden roof deck typically made of plywood or OSB. Any sections that are water-damaged, soft, or rotted sections have to be replaced. Constructing a new roof on a weak deck is comparable to building a structure on a fragile base – it’s destined to fail.
Underlayment Installation or Tile Refelt: This acts as an essential layer of barrier. Historically, it’s typically asphalt-saturated felt, but modern synthetic materials are significantly better, especially in the hot conditions. They are less prone to tearing, more waterproof, and provide enhanced UV protection during the application.
Flashing Installation: This is the place many amateur roofing attempts alongside untrained roof installation professionals fail. The flashing is typically a specialized or membrane pieces used at any roof opening – flues, vent stacks, skylight windows, dormers, and in the valleys of the roof.
Asphalt Shingles: These shingles are placed in interlocking courses, beginning from the base and moving upwards. The securement style is essential – a exact number of nails, arranged appropriately (not overly elevated, not beneath the desired level, not overly driven, not underdriven). Overdriven nails break the shingle mat; Nails not driven deep enough can come loose.
Tile (Clay/Concrete): Shingle tiles are bulkier and call for a robust roofing deck and often support brackets for installation. They are also fitted in overlapping patterns. The base layer under the roofing tiles is even more crucial because tiles themselves are generally not completely waterproof – they redirect the bulk of the moisture, but some could pass through.
Cleanup: A true professional leaves your property as tidy as initially. This means deploying specialized equipment for sharp objects, removing any leftover materials, and safeguarding the yard.

Problem: Obstructed gutters spilling over with leaves can lead to water accumulation, that might flow behind the eaves or behind fascia boards.
DIY Fix (if safe to access): Using a safe ladder, meticulously maintain the gutters. Flush with water from a hose to confirm they’re functional. This is more maintenance than correction, but essential.
Problem: A fallen branch pokes a small hole, or one shingle tab blows off.
Temporary DIY Fix:
For a small hole: Prepare the area in the vicinity of the hole. Apply a healthy coating of sealant on top of the hole and use a putty knife to smooth it, smoothing the edges.
For a missing tab (if you have a spare shingle): Softly raise the panel that is over the damaged area spot. Add a few applications of roofing cement beneath the new shingle. Fit it into its correct spot, making sure it fits with the complementary shingles. If you can gently nail it without impacting the surrounding shingles apply along the overlying shingle that overlaps it, do so. Then, place dab of sealant onto the nail heads.
Problem: The adhesive at the base of a vent pipe has become cracked alternatively come loose.
Temporary DIY Fix: Thoroughly clean the area. Apply a newly-mixed bead of exterior-grade exterior-grade caulk or sealant for roofing specially designed for flashing methods around the section of the flue where it joins the collar around the flashing, and where the flashing collar adjoins the shingle layer.
If the flashing itself is damaged, rusted, or improperly installed, the temporary fix won’t hold. It needs professional attention.
• Large or multiple leaks.

Todd Michaelis, the owner, is very professional, knowlegeable, punctual and reliable. He has been in the business a very long time and very competitive with his products and prices. I met with numerous roofing company representatives and he is the one I was most impressed with.
My husband and I used Exact Roofing to replace our 40 year old roof. We contacted multiple companies for a quote and they were the most responsive and reasonably priced… Todd was extremely communicative throughout the process and made us feel at ease. We wouldn’t hesitate to recommend Exact Roofing to friends & family.
